The Balance Sheet: What The Company Owns And Owes

A REIT’s balance sheet answers one question before any other: how much of this portfolio is actually funded by debt, and how exposed is that debt to rising rates.

Two numbers do almost all the work here. Gearing, the proportion of total assets funded by borrowing, tells you how much of the ship is underwater if asset values fall or refinancing gets expensive. I use a 35% ceiling. Above that, a REIT starts losing flexibility exactly when it needs it most, in a downturn, when refinancing costs spike and asset sales happen at the worst possible time.

Interest coverage ratio, ICR, tells you something different: not how much debt exists, but how comfortably the REIT’s income covers the interest on it. I calculate this on gross interest expense, not net, because in a real cash crunch you don’t get to net your interest bill against income you haven’t collected yet. I use a 4x floor.

Keppel DC REIT’s gearing sits at 34.0%, having actually improved 110 basis points from the prior quarter after repaying a Tokyo data centre loan tied to a consumption tax obligation. That clears the ceiling. ICR sits at 6.9x trailing, comfortably above the floor, and stress-tests to 5.1x even under a hypothetical 100 basis point rate shock. Both balance sheet gates pass with real margin, not a marginal squeak.

If you stopped reading here, you’d conclude this REIT is structurally sound. You’d be right, as far as the balance sheet goes. But the balance sheet is a snapshot of debt and assets. It says nothing about whether the properties themselves are actually earning their keep.

The Income Statement: Is The Growth Real

This is where most retail investors get misled, not by fake numbers, but by real numbers that don’t mean what they look like they mean.

Keppel DC REIT’s distribution per unit for the first half of 2026 rose 11.3% year on year. That’s a genuinely strong headline. The question I always ask next is: where did that growth actually come from. Was it organic, meaning existing properties earning more rent through real demand and repricing, or was it manufactured, meaning a sponsor injected cash, or the REIT sold an asset and distributed the proceeds as if it were income.

In this case, the manager attributes the growth to organic net property income expansion, positive rental reversions, and the contribution from a Tokyo data centre acquisition completed earlier in the year, with no sponsor support or one-off gains disclosed in the result. That distinction matters enormously. A REIT that grows its distribution through genuine rental income growth is telling you something durable about the business. A REIT that grows its distribution through a one-time capital injection is telling you nothing about next year.

I call artificially inflated yield “Engineered Yield” precisely because it looks identical to organic growth on the surface, right up until the sponsor top-up or asset sale stops recurring, and the distribution quietly resets lower with nobody quite explaining why. Keppel DC REIT’s growth this period doesn’t carry that flag. That’s a genuine point in its favour.

The Number That Doesn’t Live On Either Statement

Here’s the part that surprises people. The number that’s actually failing this REIT right now doesn’t appear on the balance sheet or the income statement at all. It’s an operating disclosure: occupancy.

Keppel DC REIT’s portfolio occupancy sits at 92.5% by lettable area, down from 95.6% just one quarter earlier. My floor for prime assets is 95%. This isn’t a rounding miss. The driver is specific and traceable: a tenant vacated the REIT’s Cardiff data centre in the UK, which now sits effectively empty.

This is exactly the kind of number a yield-only read would never catch. The balance sheet doesn’t show an empty building, it shows the same total assets it showed last quarter, because the asset still physically exists, it’s just not earning rent. The income statement, at the REIT level, still shows healthy distribution growth this period, because Cardiff is one property in a much larger portfolio and the vacancy hasn’t fully worked its way through the numbers yet. Only the occupancy disclosure, buried well past the headline financials, tells you a specific building is sitting empty right now.

Iggy’s Forensic Zone: Zone 4, Caution. A single hard gate is failing here, occupancy, by 2.5 percentage points against the 95% floor. Everything else, gearing, ICR, yield, distribution growth, clears comfortably. I want to be direct about what that zone label does and doesn’t mean. It isn’t a verdict on Keppel DC REIT as a business. The rest of the portfolio is earning real, organic income, and the balance sheet gives the manager real flexibility to fix the specific problem rather than being forced into a fire sale. It’s a verdict on one building, and on the discipline of not looking away from a gate failure just because the other three gates passed.

Whether that single gate failure is something you can look past comes down to your own position, not mine to decide for you. If you’re years away from drawing down this money for retirement income, a single vacant property with a credible path to re-leasing is a very different risk than the same vacancy would be if you needed this distribution to cover expenses next year.

And if this is capital sitting outside your core retirement allocation, capital you’ve already decided can absorb more volatility in exchange for upside, the calculus shifts again. The framework doesn’t soften the gate. It just recognises that the same gate failure lands differently depending on the money behind it.

The Occupancy Trap

Here’s why I check occupancy separately from yield, gearing, and ICR, rather than assuming a healthy yield implies a healthy portfolio. Yield is a portfolio-wide average.

A single vacant property can sit inside a REIT with an otherwise excellent yield for several quarters before the vacancy fully shows up in the distribution number, because the rest of the portfolio is still carrying the average upward. By the time a vacancy-driven distribution cut actually appears in the yield figure, the problem has usually existed for two or three quarters already.

Checking occupancy directly, rather than waiting for yield to eventually reflect it, is how you catch the problem while there’s still time to watch how management handles it, rather than finding out only after the distribution has already been cut.

I haven’t spent much time on cash flow in this walkthrough, and that’s deliberate, not an oversight. For a REIT specifically, cash flow analysis mostly confirms what the income statement already told you, since REITs are structurally required to distribute the bulk of taxable income, so distributable income and actual cash movement tend to track closely by design. Where cash flow statements earn their keep is in catching the REITs where they diverge, where a REIT reports healthy accounting income but its actual operating cash flow tells a different story, often because of aggressive revenue recognition or non-cash adjustments propping up the headline number.

What does that divergence actually look like when it does show up. Picture a REIT reporting a healthy quarterly income figure while its cash flow statement shows operating cash flow that’s flat or falling. That gap usually means the income figure is being propped up by something non-cash, a fair value gain on the property portfolio, for instance, which boosts accounting profit without a single extra dollar landing in the bank account available to distribute.

A REIT can technically report rising income for several quarters this way while the actual cash available to pay unitholders is quietly going nowhere. That’s the specific pattern the cash flow statement exists to catch, and it’s why I always glance at it even on names where I don’t expect to find anything.

For Keppel DC REIT, nothing in the numbers above suggests that kind of divergence. The organic income story checks out against the distribution actually paid, and the improvement in gearing this period came from an actual loan repayment, a real cash outflow, not an accounting adjustment.

Reading The Statements In The Right Order

If you only remember one sequencing rule from this piece, make it this one: check the balance sheet for structural risk first, then the income statement for the quality of growth, then any operating disclosures specific to the business, before you ever look at the yield. Yield is the last number I check, not the first, because yield is an output of everything else, not an input. A high yield sitting on top of a weak balance sheet or manufactured income growth isn’t a gift, it’s a warning wearing a gift’s clothing. Checking in this order doesn’t guarantee you’ll never own a stock that later disappoints. It guarantees you’ll know exactly why, when it happens, instead of being surprised by a number you never thought to check.

To an investor scanning for steady distribution income, that summary reads like an immediate green light. But when you apply a strict forensic audit to those figures, the gap between algorithmic confidence and balance sheet reality becomes glaringly obvious.

The Headline Failure: The Yield Hurdle Gap

The primary discovery of this audit was not a minor math error. It was a total failure of financial logic. At a market price of S$4.42 (as at 27 Jul 2026), SingTel’s total trailing dividend payout of 18.5 cents translates to a headline yield of 4.19%.

The tool looked at 4.19% and called it “fair.” From a forensic standpoint, a 4.19% total yield fails my mandatory 4.7% minimum yield hurdle outright.

When evaluating SGX income securities, my minimum yield hurdle is fixed at 4.7%. This hurdle is benchmarked against the 3.2% forensic floor plus a mandatory 150 basis points risk premium to compensate for equity price risk. A yield of 4.19% does not compensate an investor for holding equity risk when compared against risk-free or policy-protected benchmarks.

Furthermore, the breakdown of that 18.5 cents distribution exposes an even deeper issue. The payout includes 5.1 cents of Value Realisation Dividends (VRD), which are special distributions funded by asset monetisation rather than recurring operational cash flow.

While the tool correctly identified that 5.1 cents of the total payout came from VRDs, it completely failed to calculate the underlying organic yield. Stripping out the 5.1 cents VRD leaves a core organic distribution of 13.4 cents. At S$4.42, this represents a core organic yield of just 3.03%.

A core yield of 3.03% sits well below the 4.0% policy-protected benchmark of the CPF Special Account. Calling a distribution “fair” when its core operating business yields less than a risk-free CPF SA account represents a structural breakdown in analysis.

Secondary Algorithmic Blind Spots: Debt and Credit Metrics

Beyond the yield hurdle failure, the AI tool generated specific, highly confident data errors across key balance sheet metrics:

Net Debt to EBITDA: The tool claimed SingTel maintained a Net Debt to EBITDA ratio of 2.1x. SingTel’s own FY2026 financial disclosures report Net Debt to EBITDA, including share of associates’ pre-tax profits, at 1.30x as at 31 March 2026. The tool’s 2.1x figure doesn’t match SingTel’s own reported metric under any reasonable reading. It invented a leverage ratio that isn’t grounded in the company’s actual disclosures.

S&P Credit Rating: The tool reported SingTel’s credit rating as A+. The actual current credit rating from S&P is A (Stable). While a single notch difference might seem minor, accurate credit ratings are vital for assessing long-term refinancing costs.

Interest Coverage Ratio (ICR): The tool completely omitted any ICR calculation. It did not get the number wrong. It simply skipped the metric entirely. Verifying primary filings reveals a strong ICR of 19.0x. While SingTel comfortably passes the ICR floor, an automated tool that skips coverage checks entirely cannot be trusted to flag dangerous debt loads in weaker companies.

To prevent algorithmic errors from compromising your capital, you must run every AI-generated stock claim through a rigorous four-step verification process before taking any action.

Step 1: The Health Filter (Solvency Audit)

The first step in verifying any AI stock claim is auditing the issuer’s balance sheet for three non-negotiable solvency criteria: a gearing ratio below 35%, an Interest Coverage Ratio (ICR) above 4.0x, and a Net Debt to EBITDA ratio below 5.0x.

To locate these metrics independently, download the latest annual or semi-annual financial statements directly from SGX Links or cross-reference primary data platforms like InvestingPro. Open the balance sheet to locate total gross debt and total assets, then divide total debt by total assets to establish true gearing. Next, open the income statement and compare operating profit against total finance expenses to calculate ICR. Finally, check the cash flow statement and financial notes to verify Net Debt relative to adjusted EBITDA.

Note on the Stress-Test Buffer: For this audit, I apply a conservative floor of 3.2%. We audit for the storm, not just the sunny day. While the T-Bill sits at approximately 1.50%, I do not lower my standards to match a temporary market dip. My floor remains at 3.2% to ensure sanctuary assets can withstand a return to long-term average interest rates. The minimum yield hurdle is 4.7%. That is the 3.2% floor plus 150 basis points of mandatory risk premium.

When auditing solvency, never accept an AI summary that provides general statements like “low debt” without providing explicit numbers. If an automated tool skips ICR entirely, as occurred in our test prompt, you must manually calculate operating income divided by net interest expense. A company with a high headline yield but an ICR dropping toward 3.0x represents a distribution cut waiting to happen.

If a stock trades at a significant premium to its fair value, a high headline yield does not provide a margin of safety. Trading at a premium to fair value while offering a yield below our risk hurdle indicates that investors are paying up for perceived safety while accepting inferior risk-adjusted cash flows.

A high headline yield combined with a market price trading above fair value is never a buying opportunity. It is a structural warning signal that capital growth upside is constrained while distribution income remains vulnerable.

The third step is distinguishing between Organic Net Property Income (NPI) or operating cash flow and Engineered Yield. AI tools consistently treat all cash paid out to shareholders as identical, treating temporary asset sales, capital recycling proceeds, and sponsor top-ups as if they were permanent operational earnings.

The core diagnostic question you must answer is simple: Is this distribution funded entirely by recurring operating cash flow, or is it supported by non-recurring asset sales and distribution reinvestment plans?

Open the consolidated statement of cash flows in the company’s financial report. Compare net cash generated from operating activities against the total cash distributed to shareholders.

Distribution sustainability alert: if total distributions exceed 100% of Free Cash Flow (FCF) generated from core operations, the yield is artificially engineered.

When analysing SingTel, stripping away the 5.1 cents Value Realisation Dividend exposes a core operating distribution of 13.4 cents per share. At S$4.42, that organic yield stands at 3.03%. When an AI tool claims a 4.19% yield is sustainable without highlighting that over a quarter of that payout depends on continuous asset sales, it misleads retail investors on income durability.

Why the Standard Playbook Breaks for Banks

When you buy shares in a property developer or a retail company, you can look at gearing (the ratio of total debt to total assets) to see how heavily leveraged the business is. But on a bank’s financial statement, standard debt ratios literally do not exist in the same format.

A bank’s primary assets are its loans, the mortgages and corporate credit lines it hands out. Its primary liabilities are your deposits, the cash sitting in your savings account. If you treat customer deposits as raw debt, every bank on the Singapore Exchange would look hopelessly insolvent.

Similarly, the ICR (interest coverage ratio, how many times operating profit can cover its interest costs) is meaningless here. A bank’s entire business model is based on collecting interest from borrowers and paying out interest to savers. Because banking assets are financial contracts rather than physical factories, book value can change overnight based on accounting provisions rather than actual cash flows. To protect a retirement portfolio, you must throw out the standard industrial playbook and look at regulatory capital cushions instead.

The Four Metrics That Actually Matter

To evaluate a bank safely, throw out the industrial playbook entirely and track four specialized metrics instead. Each one answers a different question about whether your income is actually safe, and each requires a specific plain-language translation before the number means anything to you.

Transitional CET1 (Common Equity Tier 1 ratio): This measures the proportion of a bank’s risk-weighted assets funded by the highest-quality capital, mainly ordinary shareholders’ equity. Think of it as the ultimate emergency cash cushion, the money a bank has set aside that isn’t borrowed, isn’t owed to depositors, and exists purely to absorb losses before anyone else’s money is at risk.

The Monetary Authority of Singapore requires local banks to maintain a minimum transitional CET1 of 9%.

My standard sets a far stricter bar at 16%, roughly seventy-five percent above the regulatory floor, because a number that just clears the legal minimum tells you the bank is compliant, not that it’s built to withstand a genuine shock. When CET1 is comfortably above 16%, a bad quarter, a spike in bad loans, a sudden market shock, gets absorbed by that cushion instead of forcing the bank to cut what it pays you.

NIM (Net Interest Margin): The difference between what a bank earns on its loans and what it pays out on deposits, expressed as a percentage of its interest-earning assets. In plain terms, this is the raw profit margin on the bank’s core product: money. A bank borrows from you at a low rate through your savings account, then lends that same money out at a higher rate through mortgages and business loans, and NIM tells you how wide that spread actually is.

When interest rates fall or competition for deposits heats up, NIM compresses, meaning the bank makes less profit on every dollar it handles, even if the total amount of lending stays exactly the same. That’s why NIM below 1.5% is a soft flag on my framework, it’s an early warning that the bank’s core engine is losing horsepower, well before it shows up in a headline profit number.

NPL ratio (Non-Performing Loan ratio): The proportion of the bank’s total loan book where borrowers are behind on their payments by 90 days or more. This tells you what percentage of the bank’s loans are turning sour, money that was lent out and isn’t reliably coming back. A rising NPL ratio is one of the clearest early signals that a bank’s lending standards slipped during good times and are now being tested by a tougher environment, whether that’s rising interest rates squeezing borrowers or a slowing economy hitting business revenues.

My threshold flags anything above 2.0% as a concern, and anything above 3.5% as a serious red flag, since that level typically means write-offs are coming, and write-offs eat directly into the profit that would otherwise fund your dividend.

Payout ratio: The percentage of net profit the bank pays out to shareholders as dividends. This sounds like the simplest of the four metrics, but it’s arguably the most important one for anyone relying on bank dividends for income. A payout ratio that sits too high, sustained above 70% for multiple periods, means the bank is emptying its cash reserves to keep the dividend looking attractive, rather than retaining enough capital to backstop future bad loans or absorb a downturn. Think of it like a household spending its entire monthly income with nothing left over for emergencies, it works fine until something goes wrong, and then there’s no buffer left to fall back on.

Put together, these four numbers tell a story none of them can tell alone. CET1 tells you how much of a shock the bank can absorb. NIM tells you how healthy its core business actually is right now. NPL tells you whether its past lending decisions are coming back to bite it. Payout ratio tells you whether it’s being disciplined or generous with the cash it does have. A bank can look perfectly safe on any single one of these and still be quietly deteriorating on another, which is exactly why the framework demands all four pass together, not just the one that happens to make the best headline.

I ran the ten most popular dividend stocks on the Singapore Exchange through my forensic auditing system. Only two of them actually justify the extra risk of leaving that safe haven. This is the exact math that the remaining eight companies do not want you to look at.

If you are chasing growth and momentum, a higher-risk profile may clear your hurdle. But if you are a retiree focused on wealth preservation and dependable drawdown income, my forensic standard is built to protect that. SECTION 1 — THE CPF SANCTUARY ARGUMENT

Let us start with a basic reality check. I call this Kopitiam Logic.

When you leave your money inside your CPF Special Account, the government guarantees you a 4.0% annual return. You do not have to worry about stock market crashes, property devaluations, or corporate management making bad business decisions. The money simply grows safely.

When you take a dollar out of that sanctuary to buy a dividend stock on the open market, you are exposing yourself to gearing risk. Gearing measures how much of a company’s assets are funded by borrowed money. If a company borrows too much when interest rates are high, that debt becomes expensive to service — and management gets forced to cut your dividend payouts just to survive.

That is why my forensic framework uses a strict minimum yield hurdle of 4.7%.

Here is what that number means. It represents my 3.2% forensic floor plus a mandatory 150 basis points (each basis point is one hundredth of one percent, so 150 basis points equals 1.5%) of risk premium. A risk premium is simply the extra return you must demand to compensate you for the uncertainty of moving your money into the stock market.

If a stock cannot pay you at least 4.7%, it fails the retirement test immediately. You would be taking on stock market volatility for a return that barely beats a risk-free government account.

The mathematical reality of retirement investing in Singapore comes down to a very simple spread calculation.

If you move your hard-earned cash from a guaranteed 4.0% CPF Special Account into an SGX dividend stock yielding 4.55%, you are exposing your capital to debt refinancing shocks and management mistakes. What do you get in return? An extra return of just 55 basis points — just over half a percent.

That is a microscopic premium for an enormous amount of balance sheet risk.

When the storm hits the open market, that extra half a percent will not save your portfolio from capital loss. Protect the foundation first.

SECTION 2 — THE LIGHTNING AUDIT

We are now going to run our ten stocks through the forensic screen. We will look at three numbers for each: the current yield, the gearing ratio, and the final zone verdict.

The speed is the entire point here. I want you to see exactly how quickly a robust framework can cut through the noise.

This is the forensic scoreboard as of 3 June 2026.

Table 1 — Lightning Audit Results

Note on OCBC yield: The 5.6% figure is the trailing total yield including a special dividend. The forward ordinary yield is 3.45%. Zone 1 is assigned on the trailing total basis, which is the relevant figure for a retirement income screen that tracks actual cash received. Forward yield should be monitored at the next earnings cycle.

Note on SingTel gearing: The 23.0% figure is derived from total long-term debt against total assets. If IFRS 16 lease liabilities are included, the adjusted figure would be higher. Verify against the FY2026 annual report before treating this as the definitive gearing figure. SingTel’s Zone 4 verdict is based on yield grounds, not gearing.

Let us look at why these numbers landed where they did.

OCBC takes the only Zone 1 Fortress spot. Its trailing total yield sits at 5.6%, including the special dividend paid to shareholders this cycle. Its Core Equity Tier 1 (CET1) ratio — the financial buffer banks hold to absorb unexpected losses — stands at 15.2%.

DBS lands in Zone 2 Watchlist as a narrow passer. Its yield comes in at 5.98%. But its financial buffer is thinner at 14.8%. Any major share buybacks will put pressure on its balance sheet, which is why it sits under active review rather than cleared for the fortress tier.

Singapore Airlines also holds a Zone 2 spot. Its 5.15% yield clears the hurdle. But it carries a soft flag for net profit compression — its bottom-line earnings are beginning to shrink.

Moving into Zone 3 Conditional.

Frasers Centrepoint Trust clears the gates with a 5.38% yield. But its debt load has crept up to 34.7%. That sits right on the edge of my comfort zone.

Sasseur REIT shows a massive headline yield of 9.16% and low debt at 25.1%. But it triggers three separate soft flags. The biggest one? More than 70% of its revenue comes from retail assets in China. That is heavy reliance on a single market.

Keppel DC REIT falls into Zone 3 because its 4.55% yield fails to clear my 4.7% mandatory hurdle — the minimum return I require before any stock qualifies for a retirement portfolio. Its gearing sits at 34.8%, just inside the ceiling, but trending upward.

Now we hit the clear failures in Zone 4 Caution.

CapitaLand Integrated Commercial Trust is paying 6.82%. But its gearing is a bloated 37.4%. That means it has breached my hard safety ceiling of 35% — for every $100 of assets it holds, $37.40 is funded by borrowed money.

Mapletree Logistics Trust has now been verified: its gearing sits at 40.6%. That is not a borderline number. It is a significant breach of the 35% ceiling and firmly supports the Zone 4 verdict.

SingTel fails completely. It has a 4.19% yield, which falls below the 4.7% hurdle. And a large portion of that distribution is funded by one-off asset sales rather than recurring business profits.

Parkway Life REIT fails the test because its 3.85% yield actually pays you less than your guaranteed CPF Special Account — and you are exposed to full stock market volatility at the same time.

A common question worth addressing directly.

If CPF SA is already maxed out, why does the 4.7% yield hurdle still apply to the dollars sitting outside the CPF system?

The answer is that the hurdle has nothing to do with what CPF will or will not pay you. It is the minimum return that justifies the risks you are taking on by being in the open market at all. Those risks are gearing risk, distribution cuts, and the possibility of permanent capital loss.

Those risks do not get cheaper because your CPF headroom is exhausted. The market does not offer you a discount for running out of guaranteed options.

The Zone 4 verdict here is not a permanent rejection. It is a forensic timing signal. At the current yield and price, this stock is not compensating you adequately for the risk you would be taking on. That changes when the yield clears the hurdle, when the balance sheet strengthens, or when the price corrects to a level where the math works. When any of those conditions are met, Iggy will say so. Until then, the framework holds. The framework exists precisely for the moments when there is pressure to compromise it.

SECTION 3 — THE TWO THAT PASS

Let us zoom in on what true forensic strength looks like by comparing our top two banking entities. When a company passes the hurdle properly, its income streams are backed by an elite fortress balance sheet.

CET1 and NPL figures sourced from Q1 2026 earnings releases. CET1 is a regulatory capital disclosure and is not available via market data APIs — these figures are taken directly from bank filings.

OCBC clears the Zone 1 yield requirement on a trailing total basis at 5.6%. It maintains a clean bad debt ratio of just 0.9% — less than one cent in every dollar lent is at risk of default. One note worth flagging: OCBC’s CET1 of 15.2% sits in the Zone 2 CET1 band (15.0% to 16.0%) even while its yield earns Zone 1. This is not a demotion — the yield gate is the primary classifier — but it is a number to watch at the next earnings cycle.

DBS performs strongly on yield at 5.98%, its best result in recent cycles. But its financial buffer sits at 14.8%. Its net interest margin — the difference between the interest the bank earns on loans and the interest it pays out on deposits, which is the core measure of bank profitability — if that margin compresses, DBS faces a swift downgrade. The buffer between Zone 2 and Zone 3 is thin.

The minimum yield I want to see in a retirement portfolio is 4.7%. That is the 3.2% floor plus an extra 1.5% as a safety buffer above the CPF SA guaranteed rate of 4.0%. Every dollar you put into the open market is exposed to gearing risk, distribution cuts, and price volatility. The 4.7% hurdle is the minimum that exposure must earn to justify the risk.

How Iggy Rates Every Stock

On the banking forensic framework, CET1 sits at 14.8%, placing DBS in the Zone 2 band on capital adequacy. NIM of 2.1% and NPL of 1.0% carry zero soft flags.

Your entry price of S$53.30 sits below the current market price, giving you a clean margin of safety on your cost base. For a retiree in your sixties, this holding clears the 4.7% minimum yield and delivers meaningful cash payouts that anchor your retirement income.

One watch item: DBS CET1 at 14.8% is the thinnest passer among the three Singapore banks. The ongoing buyback programme and capital return distributions create downward pressure on that ratio. Iggy will flag this at every earnings cycle.

OCBC pays 3.58% on its current share price of S$23.40. On bank forensic metrics, CET1 sits at 15.2%, NIM at 1.76%, and NPL at 0.9% — all clear.

Here is where a portfolio audit requires a different lens from a standard stock coverage piece.

Your entry price of S$8.51 is exceptional. On that cost base, your personal yield is substantially higher than the 3.58% the market currently prices. That entry is forensically protected and the capital gain embedded in your position is real.

But the zone assignment reflects what OCBC offers a buyer at today’s price — because that is the honest forensic question for any dollar you consider adding. At S$23.40, the yield is 3.58%. That fails my 4.7% minimum yield hurdle. A new buyer at today’s price is accepting more risk than CPF for less return. That is a Zone 4 decision.

The verdict for your existing holding is different from the verdict for new capital. Hold your legacy position — your yield on cost is protected. Do not add at current market pricing until the yield clears 4.7%.

Boustead Singapore (Weight: 8% | Average Buy Price: S$1.41)

Boustead pays 3.44% on its current share price of S$2.23. The company carries S$83 million in debt against S$368 million in cash, giving it a net cash position that makes its balance sheet very safe. The interest coverage ratio, which measures how many times a company’s operating profit covers its interest payments, sits at 25.8x — comfortably above my 4x forensic floor. Gearing at 10.1% is well below my 35% ceiling.

The problem is not the balance sheet. The problem is the yield. At 3.44%, Boustead breaks my 3.2% absolute forensic floor. For a retiree looking for income, holding something that pays less than a risk-free instrument outside CPF means your money is not working hard enough. The large cash pile keeps the dividend safe — but safe and adequate are two different things.

Your entry at S$1.41 against a current price of S$2.23 and a fair value of S$3.06 means your initial purchase captured deeply undervalued assets. That is a good entry. But the current yield does not clear the minimum income bar for a retirement portfolio.

Suntec REIT (Weight: 6% | Average Buy Price: S$1.85)

Suntec REIT pays 6.14% on its current share price of S$1.46. It carries S$4.06 billion in debt against S$10.88 billion in assets, giving a gearing ratio, which is the proportion of the trust’s assets funded by debt, of 37.29%. That exceeds my 35% forensic ceiling — a hard gate failure. The interest coverage ratio at 2.4x falls below my 4x forensic floor — a second hard gate failure. Under Zone System V1.0, a single hard gate failure drops a stock to Zone 4 minimum. Two hard gate failures on the same name confirm it.

The 6.14% yield clears the 4.7% hurdle. But yield cannot override a broken balance sheet. The income looks attractive until the debt servicing cost rises and the distribution gets cut.

You bought at S$1.85. Today it trades at S$1.46. That is an extended capital loss on a holding that still carries structural risk. This is the MRT Door Paradox — standing on the platform waiting for a price from several years ago, while the asset’s real ability to generate sustainable cash has shifted underneath you. Global borrowing costs are different now. Suntec’s debt wall is real.

Hongkong Land (Weight: 5% | Average Buy Price: US$10.02)

Hongkong Land pays 3.29% on its current share price of US$7.64. Revenue has dropped from a historical US$2.00 billion to US$1.45 billion. Net income has recovered to US$1.26 billion from previous non-cash losses, but is expected to compress again this year.

At 3.29%, the yield fails my 4.7% minimum hurdle. A 10% drop in prime office leasing across the region would put direct pressure on its US$1.45 billion revenue base, which has already shrunk from US$2 billion in prior years. That would put its long dividend history at risk.

You bought at US$10.02. Today it trades at US$7.64. Your capital is frozen in an underperformer trading 45.6% above its InvestingPro fair value of US$6.88. Five percent of your retirement wealth is sitting in an asset with limited near-term upside and a yield that does not clear the forensic minimum.

Metro Holdings (Weight: 4% | Average Buy Price: S$0.74)

Metro Holdings is the hardest conversation in this audit. You bought at S$0.74 in 2010. Today it trades at S$0.475. InvestingPro fair value is S$0.39. That means even at today’s depressed price, Metro is still trading 21.8% above fair value. The company reported annual net income of negative S$203.2 million. Your 25,000 shares are sitting in a stock that is losing money, trading above its forensic value, and offering no meaningful yield.

Long-term holding cannot fix a broken asset stack. Patience is a forensic virtue when the underlying business is sound. It is not a strategy when the business is structurally impaired.

The Hardware Store Fallacy

If you are looking for a Guru who stands on a mountain and shouts “BUY EVERYTHING” or “SELL EVERYTHING,” you are in the wrong place. Those people exist on TikTok (”FinTok”), and their portfolios usually implode within 18 months.

I am not a Guru. I am a Researcher.

Think of “The Investing Iguana” not as a religion, but as a Hardware Store.

In one article, I might review a sledgehammer. In the next, I might review a jeweler’s screwdriver.

• If you try to fix a Swiss watch with the sledgehammer, you will destroy your wealth.

• If you try to demolish a wall with the screwdriver, you will waste your time.

Does that mean the sledgehammer is a “bad” tool? No. It means you have to know what job you are doing before you pick it up.

Investing is not a “one-size-fits-all” t-shirt. It is bespoke tailoring. Here are the three reasons why my advice might look contradictory, but is actually consistent.

Scenario A: The Forest vs. The Tree (Macro vs. Micro)

This is where 90% of retail investors get lost.

The Macro View: I can look at the Straits Times Index (STI) or the S&P 500 and say, “Interest rates are high, war is looming, and consumers are broke. Be defensive. Hoard cash.“

The Micro View: At the exact same time, I can find a specific company... that has zero debt, massive free cash flow, and is trading at a 40% discount to fair value. (I don't guess at these numbers, by the way. I use the Fair Value models from InvestingPro to validate that discount before I ever mention it to you.) 'Buy with both hands.

The Standard: I can be bearish on the “Market” (the forest) but bullish on a specific “Stock” (a tree). If you are a passive index investor, listen to the “Hoard Cash” advice. If you are a value hunter, listen to the “Buy” signal. Nuance is not a contradiction; it’s precision.

Scenario B: The Retiree vs. The Hustler (Income vs. Growth)

Let’s talk about Singapore REITs.

I might analyze a retail REIT and conclude: “This is a Strong BUY.”

• Why? Because it pays a stable 6% yield. If you are a retiree who needs cash flow to pay utility bills, this stock is a beautiful tool. It does the job.

In the same breath, I might tell a 35-year-old tech professional: “This is a Hard SELL.”

• Why? Because that REIT’s share price hasn’t moved since 2019. If you are trying to double your capital to buy a condo, that REIT is a trap. It is “dead money.”

Same stock. Two different goals. Two opposite verdicts. Both are correct.

Scenario C: The Chart vs. The Business (Trader vs. Investor)

This is about Time Horizon.

Sometimes, I look at a chart and the technicals are hideous. The stock has broken support, momentum is dead, and the next two weeks look painful.

• To the Trader: “Sell now. Save your capital. Buy back lower.”

However, the fundamentals might be pristine. The company is compounding earnings and has a wide moat.

• To the Investor (5-year timeline): “Ignore the noise. Accumulate more while it’s cheap.”

If you read the Trader’s advice but you are a long-term Investor, you will panic-sell a winner. If you read the Investor’s advice but you are a short-term Trader, you will lose money holding a falling knife.

The User Manual: How to Read Iggy

So, how do you consume this research without getting a headache?

From now on, I need you to raise your standard. Before you act on any article I write, run it through this filter:

1. “What is the Job?” (Am I building an income stream, or am I hunting for capital gains?)

2. “What is the Timeline?” (Do I need this money next month, or next decade?)

3. “Does this tool fit my hand?”

If I write about a high-volatility crypto play and you are a conservative dividend investor, that article is not for you. Treat it as entertainment, not instruction.

When you automate everything and buy “safe” funds, you sometimes fall asleep at the wheel. You stop checking if you are overpaying. You stop optimizing for taxes. You stop asking if your “safe” strategy is actually going to hit your “aggressive” goals.

Today, we are going to wake up this portfolio. We aren’t looking for rot; we are looking for rust. Let’s polish this up.

The Patient’s Complaint: “I have SRS funds of 10k to invest. Should I continue to invest in US market or Explore SGX ETF?”

Iggy’s Deep Dive Diagnosis: This is the classic Singaporean dilemma: Growth (US) vs. Tax Efficiency (SG).

Let’s break it down with hard data:

1. The “Tax Leak” in the US: If you buy US stocks/ETFs using SRS, you suffer a 30% Dividend Withholding Tax.
