Three Singapore REITs, Three Different Answers: What CapitaLand Ascendas REIT, Keppel DC REIT and Sasseur REIT Made Me Ask

As at 30 September 2026, the STI is up about 23% this year and the S-REIT index is down about 12%. Both are price moves, and nobody living on distributions spends price. The number that decides whether the next payout arrives is not on any index page.

I am writing this for two kinds of reader. One has held REIT units for years and is watching the price slip, wondering whether to worry. The other has cash on the side and is looking at the same lower price, wondering whether it is a bargain. Iggy runs the forensic screens, so what I can offer is the three questions I would ask before trusting any REIT distribution, and what I noticed when I put them to three trusts.

Comparing price with price

Both headline figures are price figures. The STI had risen about 23.5% as at 31 August 2026, according to The Star’s reporting on 5 September 2026. REITs are built to pay out, though. One condition for a Singapore REIT’s tax transparency is distributing at least 90% of its specified taxable income to unitholders, so a large part of what an owner receives never shows up in the unit price.

That is the usual argument for looking past the price gap, and it is a fair one. It only works if both sides are measured the same way. Many companies in the STI pay dividends too, so adding distributions to the REIT side and not to the STI side makes the gap look smaller than it is. The honest comparison is price against price, or total return against total return.

Two readers, two different yields

The same trust has two different yields, depending on who is asking. Someone who bought years ago at a lower price receives a distribution that is a larger share of what they paid. Someone buying today at the lower price receives a distribution that is a larger share of what they pay now. Both are real, and neither answers the question that matters to both of them.

For someone like my neighbour in Tampines, the unit price on the screen matters only on the day she sells. The payout matters every time it arrives. So I do not start with whether REITs are cheap. I start with this: what would have to go wrong for the next distribution to be smaller than the last one?

The Three Questions I Would Ask About Any REIT Distribution

When I was still working, the first question about a long-term prescription was never what it cost. It was whether the patient could keep taking it. I ask the same of a distribution, and I break it into three questions.

Is the payout paid from rent, or from selling assets?

A REIT’s distribution largely reflects the rent its buildings earn after costs and interest. A trust can also sell a building at a gain and pay part of that gain out. The cash is real in both cases, but only one of them repeats. Rent comes back next year. A sale only helps next year if there is another building to sell.

When I read a results announcement, I look for what the manager says the distribution was made up of, and whether anything in it is described as a one-off or as coming from capital. The question I carry from this: how much of the payout would still be there next year if the trust sold nothing?

Is a lot of debt coming due soon, and at what rate?

REITs borrow, and loans expire. When one does, the trust replaces it at the interest rate of the day. To keep the arithmetic simple, imagine a loan taken at 2% that has to be replaced at 4%. The interest rate on that loan doubles, before any hedging or repayments are counted, and the extra cost comes out of the same pool of income that pays unitholders. That is why the maturity schedule matters. A trust with little debt due in the next two years has time. One with a lot due soon is exposed to whatever rates are when the date arrives.

Singapore government bond yields rose in the first half of September. The 10-year yield was 2.43% on 3 September and 2.50% on 17 September 2026, according to Beansprout’s reporting of MAS data. A kopitiam stall holder whose lease comes up for renewal at today’s rent, not last decade’s, knows the feeling. If the next loan costs more than the last one, who absorbs the difference: the manager, or the unitholder through a smaller payout?

How much room is left before the trust has to ask unitholders for money?

Gearing is the share of a trust’s assets that is paid for with debt. When it is high and the trust needs cash, for a purchase or to repay debt, one way to get it is to issue new units. New units mean the same income is shared among more owners, so the distribution per unit can fall even when the total distribution does not.

I pay attention to two things here: how high the debt share is, and whether the trust has recently asked its owners for money. When a trust raises money from its owners to repair its debt, what do those owners get in return?

I used to think a falling unit price was the warning sign. After going through these three trusts, I am less sure. A price can fall for reasons that have nothing to do with the payout, and it can hold up while something that will not repeat is propping the payout up. The warning, if there is one, seems to sit in the debt notes and in the distribution per unit, which most of us read last. I do not know yet which of the three questions carries the most weight for a retiree. Which would you check first?

I’ve been watching REIT target price cuts scroll past all week without really understanding why some names got hit hard while others barely moved. Turns out the answer wasn’t a new earnings or occupancy shock, it was something further upstream: where in the world each REIT’s buildings actually sit. UOB Kay Hian just published a report making that connection explicit, and once you see the country breakdown, the pattern is hard to unsee.

What UOB Kay Hian Actually Changed

The brokerage’s report, published 10 September, said it rebuilt its dividend discount model for S-REITs by weighting the risk-free rate to the actual 10-year government bond yield of whichever country each REIT’s assets sit in, rather than applying one blanket assumption across the sector. The immediate trigger for the resulting target price moves wasn’t a change in occupancy or rental income, it was this change in how the brokerage’s model itself incorporates country-specific bond yields.

UOB Kay Hian kept its “overweight” stance on the sector overall, calling Singapore-anchored names an “oasis of calm” relative to REITs with meaningful exposure to markets where yields are climbing faster.

This piece focuses on eight of the names in that report: three whose target prices came out broadly unchanged, four that took larger cuts, and one, Mapletree Pan Asia Commercial Trust, included as a useful contrast, since it has real overseas exposure but was barely touched, for reasons that turn out to matter.

The Numbers Behind the Split

Here’s the gap doing all the work. Singapore’s 10-year bond yield has risen a comparatively modest 24 basis points this year to 2.36 per cent. The US 10-year Treasury yield has risen 63 basis points to 4.80 per cent this year, while the rounded comparative yields UOB Kay Hian used in its geographical analysis were approximately 4.9 per cent for the US, 5.2 per cent for both Australia and the UK, and 2.88 per cent for Japan, up 82 basis points. China’s 10-year, by contrast, sits even lower than Singapore’s at around 1.7 per cent.

UOB Kay Hian tied the divergence to fiscal position rather than short-term market noise. The brokerage cited US budget deficits of about 6 per cent of GDP, annual interest costs above US$1 trillion, and projected government debt of 142 per cent of GDP by 2031. It cited Japan’s debt burden reaching 233 per cent of GDP this year, compounded by an ageing workforce. Singapore, by the same report’s account, has run persistent budget surpluses, with net investment return contributions averaging S$25.1 billion a year from 2021 to 2025, funding roughly a fifth of the government’s annual operating expenditure.

🟠 Angela’s Observation

I’ll be honest, before reading this report I thought of REIT valuations mostly in terms of occupancy rates and rental reversions, the things that actually happen inside the buildings. This report is a reminder that a REIT’s unit price can move for a different reason entirely: if a REIT’s properties sit in a country with a higher, faster-rising government bond yield, analysts may apply a higher risk-free rate when valuing it, which can lower the present value of its expected distributions in the model even if nothing about the rents or occupancy has actually changed. That’s a valuation effect, not necessarily a sign the REIT itself is paying more to borrow. It makes me want to ask a different question about any REIT I hold going forward: not just “how’s the portfolio performing,” but “whose bond market is this REIT actually being priced against?”

Japan’s Grid Constraints Are Reshaping S-REITs. Keppel DC REIT’s Own Numbers Tell a Different Story.

Every outlet covering this week’s Tokyo data centre deals is asking whether Japan is a good growth story. That’s the wrong question if you already own the REIT.

Every headline this week reads the same way. Singapore’s data centre REITs are chasing Japan’s data centre boom, buying up scarce, power-ready assets before someone else does. Keppel DC REIT just agreed to pay roughly S$1.39 billion for two more of them near Tokyo. I ran the actual math on what that deal does to the one metric it’s supposed to help. It barely moves, on the figures disclosed so far.

I’ve been tracking Keppel DC REIT’s Cardiff vacancy since it first pulled portfolio occupancy below my 95% floor. It’s the single hard gate keeping this REIT out of a cleaner zone. So when a S$1.39 billion acquisition lands with “portfolio strength” in the framing, my first move is always the same: pull the actual before-and-after numbers before I believe the framing.

Why Japan, and Why Now

Japan’s data centre market is genuinely tight.

Cushman & Wakefield puts the country’s operational capacity at more than 1.8 gigawatts with a vacancy rate around 6.6%, one of the largest and most mature markets in Asia-Pacific. Demand keeps climbing on domestic enterprise workloads, cloud adoption, and AI compute, and Cushman & Wakefield estimates roughly 3.5 gigawatts of further pipeline by 2030, of which nearly 40% of what’s under construction and around a quarter of what’s planned is already pre-leased before it’s even built.

The scarcity isn’t capacity in the abstract, it’s grid-connected, power-ready capacity specifically. Access to high-voltage grid power has become one of the most valuable attributes a data centre asset can have, and that access is not evenly spread across the country. Greater Tokyo faces some of the tightest grid constraints in Japan. CBRE’s Neil Bear-Hetherington notes that Greater Osaka has comparatively more accessible power by comparison, with more supply expected there from 2027, though this is a market-level distinction rather than a guarantee for any single Osaka property.

That regional split matters more than the trend coverage usually credits it. It means “Japan data centre exposure” is not one story. It’s at least two, depending on which grid you’re actually buying into.

The Deal, and What It Was Supposed to Fix

Keppel DC REIT’s move is an 88.62% effective interest in two freehold hyperscale colocation data centres in Inzai City, Greater Tokyo, Tokyo DC 4 and Tokyo DC 5. Keppel itself, the sponsor, retains 1.38%, and the existing operator keeps the remaining 10%.

The effective purchase consideration for the REIT’s share is approximately S$1.372 billion, with total outlay around S$1.391 billion once fees and expenses are included. Both assets are already 100% occupied by four investment-grade internet enterprise and IT-services tenants, with asset-level weighted average lease expiries of 4.5 and 10.6 years respectively. Completion is targeted for the fourth quarter of this year.

On paper, this is exactly the kind of asset the whole sector is competing for: fully leased, long-dated income, sitting in one of the more power-constrained data centre markets in Japan.

Here’s the part that doesn’t show up in the headline. Keppel DC REIT’s portfolio occupancy has been sitting at 92.5% since a substantial vacancy opened up at the Cardiff Data Centre, the principal disclosed driver of the decline (Keppel’s own 1H2026 presentation shows portfolio occupancy would sit at 95.3% excluding Cardiff). That’s the single hard gate failure keeping this REIT at Zone 4 rather than a cleaner call. Management’s disclosed pro forma for the Tokyo deal shows portfolio occupancy moving from 92.5% to 92.9% once it completes.

That’s a 0.4 percentage point improvement, on a gate that’s currently missing its 95% floor by 2.5 points. The announced Tokyo transaction doesn’t itself re-lease, sell, or write down Cardiff. The portfolio-wide number improves because the denominator gets larger and fully occupied, not because the asset that actually caused the miss has changed status.

The Gate This Creates

If the occupancy improvement were the whole story, this would already be a reasonable trade: dilute a stubborn problem with better assets elsewhere, buy time for Cardiff separately. But the deal doesn’t come free on the balance sheet side.

As of the 30 June 2026 reporting date, aggregate leverage sits at 34.0%, comfortably inside my 35% ceiling, the one hard gate this REIT has cleared under my own thresholds. Management’s own pro forma for the Tokyo acquisition puts leverage at 38.0% post-completion, or 39.0% if temporary consumption-tax financing is included. Both figures stay inside MAS’s regulatory limit, which can rise as high as 50% where the relevant interest-coverage condition is met, so nothing here is a compliance problem. Under my own internal 35% ceiling, both pro forma figures represent a breach.

So the actual trade being made, under my Ledger rules rather than any external standard, is this: give up the one hard gate that’s currently clean, in exchange for a rounding-error improvement on the hard gate that’s currently failing. If the deal completes as structured and gearing lands anywhere near that pro forma range, Keppel DC REIT moves from a single hard gate failure to two, which under my own suffix rules would push this from Zone 4 into Zone 4-, regardless of how the completion announcement frames the occupancy story.

The Comparison That Actually Tests This

Keppel DC REIT isn’t the only S-REIT making this bet. Digital Core REIT agreed to lift its stake in an Osaka asset, Digital Osaka 3, from 20% to 45%, buying the additional 25% from its own sponsor, Digital Realty, for roughly ¥17.6 billion, as part of a wider package that also includes a proposed US$315.9 million North America asset sale.

I want to correct something here rather than let a cleaner story stand uncorrected. Digital Core REIT is not the clean-balance-sheet counterexample I’d first framed it as. Its aggregate leverage was 39.2% as at 30 June 2026, and the combined transaction package is expected to bring that down to approximately 36.3% pro forma, an improvement, but still above my 35% ceiling. Its interest coverage, at 3.6x against my 4.0x floor, is a separate, narrower miss.

So the actual contrast isn’t a stretched Keppel DC REIT against a comfortably clean Digital Core REIT. It’s two REITs both moving in the wrong direction on my gearing ceiling from different starting points: Keppel DC REIT is adding assets while leverage rises from a clean 34.0% toward 38 to 39%, and Digital Core REIT is expanding into Osaka within a package that’s expected to reduce leverage, yet still leaves it above my threshold either way.

Neither name clears my gearing ceiling once its respective transaction completes. Osaka’s comparatively more accessible power position, per CBRE, is real at the market level, but it hasn’t translated into a clean capital structure for the REIT buying into it here.

Singapore’s Retail Slowdown Hits Three REITs Differently. Here’s Where Each One Actually Stands.

One metric squeezes rental income at the source. The other squeezes what it costs to hold the debt funding the mall. FCT, CICT, and LREIT each show a different side of that.

Singapore’s retail sales growth slowed to 1.5% year-on-year in July, down from a revised 4.0% in June, and below the 3.1% median forecast economists had penciled in. Friday brings August’s US CPI print, landing just days before the Federal Reserve’s 15–16 September 2026 meeting, where markets are pricing roughly a 60% chance of a 25bp rate hike, not a cut, a genuine reversal after a series of 25bp cuts through 2025.

Both numbers matter for retail REIT yields. They don’t work the same way, and treating them as one story misses what each is actually telling you.

Two Channels, Not One Story

Retail sales feed the revenue side directly. Weaker consumer spending eventually shows up in tenant sales, which shows up in a landlord’s negotiating power at lease renewal, which shows up in rental reversion, the rate at which new leases are signed above or below the expiring ones. That’s a slow-moving channel, and it’s specific to how exposed a REIT’s tenant base actually is to consumer spending.

CPI works through an entirely different mechanism. A hot print keeps the case for a rate hike alive. Singapore’s SORA rate doesn’t move in lockstep with the Fed funds rate, since MAS manages policy through the Singapore dollar’s exchange rate band rather than a domestic policy rate, but SORA tracks global USD funding conditions closely enough that a hawkish outcome from the Fed tends to filter through into local borrowing costs via global funding markets and bank pricing regardless. That’s a financing-side channel, and it presses hardest wherever a REIT’s balance sheet has the least room to absorb higher interest costs.

What the July Split Actually Looked Like

Here’s what makes this month’s retail sales data more interesting than the headline number suggests: the slowdown wasn’t spread evenly across categories. It was a genuine split. Food and alcohol sales fell 5.1% year-on-year in July, department stores declined 3.5% (their sixth contraction in seven months, though an improvement from June’s 9.8% drop), and supermarkets and hypermarkets slipped 2.1%. At the same time, recreational goods grew 13.9%, and watches and jewellery grew 11.1%, both accelerating from June. The pattern has been described elsewhere as households trimming routine spending to protect big-ticket discretionary purchases — a market where mass-market retailers are struggling while those serving wealthier shoppers are thriving.

That split matters enormously for a retail REIT, because which side of it a mall’s tenants sit on depends entirely on what kind of mall it is.

A17U and Sasseur Both Yield Near 6-9%. The Reason One Worries Me and the Other Doesn’t.

One fails three balance sheet gates. The other passes every gate and still carries a risk no ratio can catch.

Four REIT names came across my screen this week, all clearing my yield hurdle with real margin. If yield alone decided things, I’d have four buys. It doesn’t, and by the end of this piece you’ll see why the one REIT that passes every single test I run is the one I’m sizing smallest.

I’m Iggy. I run the numbers on SGX names so retirees managing CPF and SRS money don’t have to guess whether a headline yield is worth trusting.

Here’s the checklist I run on every income name before I touch it: yield against my 4.7% hurdle, gearing under 35%, interest coverage above 4.0x, occupancy above 95% for prime assets. Four gates, and a stock can clear the yield test completely while still failing the business underneath it. That’s the entire point of running all four rather than stopping at the number that looks good.

Keppel DC REIT: One Facility, One Miss

Everything here passes with room to spare except one number. Gearing sits comfortably inside the ceiling, down from 35.1% the quarter before. Interest coverage, at 6.9x, is the strongest of anything on this list, not close. The single failing gate is occupancy, at 92.5% against my 95% floor for prime assets, and the entire miss traces back to one facility in Cardiff that came off contract.

Strip Cardiff out and the rest of the portfolio clears my occupancy bar without issue. I’m not doing that, though, and here’s why: a REIT’s occupancy figure is supposed to tell you what share of its actual, current assets is earning rent. An empty building doesn’t stop being empty just because the rest of the portfolio is full. Management says re-leasing is underway, with no confirmed timeline yet.

There’s a second thread worth watching here that has nothing to do with the current gate failure. Keppel DC just announced a S$1.2 billion Tokyo data centre acquisition, and the unit price actually dipped on the news, trading down to a low before settling. Acquisitions like this can genuinely improve a REIT’s story, more scale, more diversification, more income. But they can also do something less honest: blend a struggling asset’s drag into a bigger portfolio average without that asset itself ever getting fixed. If Tokyo’s occupancy shows up fully leased at next results and the portfolio-wide number climbs as a result, that improvement means nothing for Cardiff specifically unless Cardiff’s own occupancy has moved. I’ll be watching for exactly that distinction, not just the headline number.

Iggy’s Forensic Zone: Zone 4, Caution (Growth Read: fortress-clean coverage and gearing, a single vacant facility is the sole constraint)

If your retirement runway is genuinely long, or this capital sits well beyond what you need for drawdown, a single-asset vacancy on an otherwise fortress balance sheet is a different risk than a REIT failing multiple gates at once. That’s a description of how this framework calibrates risk, not a suggestion that this particular demographic should buy it. A Zone 4 verdict here is a timing call, not a permanent rejection. If Cardiff re-leases, the picture changes without anything else on the balance sheet needing to move.

That’s the gentlest miss on this list. The next one trades a single clean weak spot for two.

AIMS APAC REIT: A Real Coverage Problem Behind a Clean Balance Sheet

Gearing here is actually the lowest of the three balance-sheet-failure names, 26.8%, nowhere close to the ceiling. That’s the good news. The bad news is interest coverage, confirmed from AIMS’s own results at 2.7x, well under my 4.0x floor. This isn’t a rounding-error miss. It’s a shortfall wide enough that even a generous reading of the coverage basis doesn’t rescue it, and worth being precise about what that basis actually is: AIMS calculates it as trailing adjusted EBITDA divided by interest expense, borrowing fees, and hybrid security distributions combined.

Folding hybrid distributions into the interest burden is a more conservative approach than a plain EBITDA-to-cash-interest number would give you, which means 2.7x isn’t even a flattering read of a stricter formula, it’s a stricter formula’s honest answer.

Occupancy adds a second failing gate at 93.6%, a narrow miss against the 95% floor, though narrow enough that it isn’t the driving concern here. A separate figure exists showing 96.8% if you count leases that are signed but not yet contributing rent. I’m not using that number. A signed lease that hasn’t started paying isn’t income yet, and a REIT’s current occupancy should reflect what’s actually filling the building today, not what’s promised to fill it next quarter.

The headline yield on AIMS is worth a pause of its own, separate from the gate failures. The trading platform I use for pricing shows a dividend yield of 3.6% for this name. A straightforward calculation using the REIT’s own reported annual distribution against the current price gives 6.79%, nearly double that. These aren’t close enough to be a rounding difference, they’re likely measuring entirely different things, and I’ve now seen this same gap on more than one name this month. My working rule going forward: don’t trust a platform’s labelled yield field at face value, reconstruct it from the actual distribution and price yourself.

A REIT can carry very little debt relative to its assets and still struggle to service what debt it has if the income backing it doesn’t stretch far enough, and that’s the exact shape of AIMS’s problem. Low leverage is a real strength. It just isn’t the strength that matters most when the number failing is coverage.

CapitaLand Ascendas REIT: Three Gates, One Story

This is the name that pattern-matches most closely with a REIT I’ve already flagged as a caution case elsewhere in my coverage. Gearing at 39.7% breaches my ceiling by close to 5 percentage points, a genuine improvement from 42.0% the quarter before, following a S$900 million equity raise and debt repayment. That’s real deleveraging, and it deserves credit as a direction. It’s still a hard gate failure today, and my framework grades where a business stands now, not where it’s headed.

Interest coverage at 3.5x misses my floor by half a point. The company’s own results don’t spell out exactly how that figure is built, so I can’t confirm it sits on the same basis as the ratio I’d calculate myself, but the margin is close enough that the exact methodology barely changes the verdict either way.

Occupancy at 89.1% misses by close to 6 percentage points, the widest gap of the three names failing this gate. Part of that miss comes from two buildings, one in Singapore and one in the US, that only finished construction this year and haven’t leased up yet. Exclude those two and the figure improves to 90.3%. I’m still using 89.1% as the governing number, for the same reason Cardiff’s vacancy stays in Keppel DC’s occupancy figure: an unleased building is real vacancy today, regardless of why it’s empty or how recently it was built. The 90.3% is useful context for understanding why the miss happened. It doesn’t replace what’s actually true about the portfolio right now.

Three hard gates failing at once, on a REIT carrying a well-covered valuation narrative and a Buy rating from at least one broker I’ve seen, built around the stock trading at a discount to its underlying asset value. Yield alone, sitting near 6%, tells you nothing about any of this. This is the exact trap the yield-first approach walks straight into: a headline number that looks attractive sitting on top of a balance sheet that can’t fully support it yet.

Three simultaneous gate failures is a timing verdict, not a permanent rejection, but it’s a wider gap to close than a single-gate miss, and it will take more than one good quarter to fully clear.

A REIT that’s over-leveraged tends to also carry thinner coverage, because more debt means more interest to service from the same income base. And a portfolio under leasing pressure often shows up as weaker occupancy at the same time revenue growth slows, which is what strains coverage in the first place. When you see two or three gates fail together, don’t treat them as three separate problems needing three separate explanations. Usually there’s one underlying stress, and the three ratios are just three different angles on the same thing. That’s also why a single-gate miss, like Keppel DC’s, tends to be a more contained story than a three-gate miss like this one.

The REIT says the Tokyo acquisitions lift DPU by 2.6%. New units are being sold at a 2.5 to 4.6% discount to fund it, and existing unitholders absorb both sides of that math.

Keppel DC REIT told the market its new Tokyo acquisition lifts distribution per unit by 2.6 percent. It didn’t lead with the other number: new units are being sold to fund the deal at up to a 4.6 percent discount. A unitholder who bought in years ago and someone considering buying into the placement on 10 September are reading two different stories from the same announcement.

I want to be fair to this deal before I get skeptical about the financing. Tokyo Data Centre 4 and 5 are fully leased, freehold, and bought at a genuine discount to their own valuation, that’s a good acquisition on the merits. But “accretive” is doing a lot of work in this announcement, and it only tells you what happens to distribution per unit, not what happens to your proportional ownership of the trust that pays it. Both things can be true at once, and I want to walk through exactly how.

The Announcement

Keppel DC REIT and its sponsor, Keppel, are jointly buying nearly all of two freehold, fully leased data centres in Inzai City, Greater Tokyo, for a combined 190 billion yen, about US$1.2 billion, a roughly 2.1 percent discount to the properties’ own independent valuation. Keppel DC REIT takes the larger share, an 88.62 percent effective interest in each asset, paying approximately 168.4 billion yen. The existing operator retains a 10 percent stake in both.

Both buildings are fully occupied by four investment-grade tenants, three of them entirely new to Keppel DC REIT’s client base. That matters beyond the headline occupancy figure: the REIT’s single largest tenant currently accounts for 43.5 percent of portfolio rental income, and this deal brings that down to roughly 38.2 percent, a genuine reduction in client concentration risk, not just a bigger portfolio.

Completion is targeted for the fourth quarter of 2026. Once done, Japan’s share of Keppel DC REIT’s portfolio rental income jumps from about 9 percent to roughly 23 percent, while Singapore remains the anchor at around 60 percent. Total assets under management grow from S$6.3 billion to about S$7.6 billion across 27 data centres in 10 countries.

How It’s Being Paid For

This is the part of the announcement that determines who actually benefits, and by how much.

The REIT plans to raise at least S$600 million through a private placement of 280.1 million new units on 10 September, priced between S$2.096 and S$2.142. That range sits 2.5 to 4.6 percent below Monday’s volume-weighted average price, or VWAP, the average price a unit traded at across the day, weighted by how many units changed hands at each level, and the standard reference point placements are priced against. The remaining funding comes from a mix of equity and yen-denominated debt, with the exact split not yet finalised.

Selling new units at a discount to the prevailing price is standard practice for REIT placements, it’s how you get institutional buyers to commit quickly, but it isn’t free. Every existing unitholder’s proportional claim on the trust’s assets and future distributions gets diluted by the new units issued, and the placement price effectively hands new buyers a discount that existing unitholders don’t receive.

“Accretive” and “dilutive” are not opposites here, and that’s the part most coverage of this deal skips. DPU accretion measures the payout per unit after the new units are issued. Dilution measures what happens to each existing unitholder’s slice of the total pie before that payout even gets calculated.

A REIT can genuinely raise the distribution per unit and still shrink an existing holder’s proportional ownership at the same time, because those are two different denominators being compared to two different numerators. Management’s 2.6 percent DPU accretion claim is accurate. It’s also not the whole answer to whether an existing unitholder is better off, and it was never designed to answer that question.

Six names, one label, and a one-year performance gap wide enough to make “retail REIT” almost meaningless as a category

I went looking for a simple update on how Singapore’s retail REITs are doing this year. What I found instead was six trusts sitting under the same sector label with almost nothing else in common. Some are having a genuinely good year. One just changed its name. And at least one story only makes sense once you stop looking at the price and start looking at what’s actually being paid out.

Lippo Malls Indonesia Retail Trust isn’t called that anymore.

As of 27 March this year, it trades under a new name, Landmark REIT, same SGX code, same underlying portfolio, different label on the ticker. Companies don’t usually rename themselves in the middle of a good run.

And this hasn’t been a good run. The counter has traded in the sub-cent to low-cent range for most of this year, down from levels several times higher not long ago. The trust halted distributions on its perpetual securities in December, and launched a S$63 million rights issue the same month.

Two capital-raising and cash-preservation moves inside the same few weeks tells you the difficulty here isn’t a rough quarter, it’s something more structural. I don’t know if the rename is meant to signal a fresh chapter or just distance from a bruised name. Either way, it’s worth knowing if this counter is sitting in your portfolio under a name you might not recognise on a statement anymore.

When the price and the payout tell different stories

Sasseur REIT is the opposite kind of surprising. Its unit price has actually drifted down a little over the past year. But its distribution per unit for the first half of this year rose 10.2 percent from the year before, a real, confirmed increase, not a one-off. Gearing is comfortably low for the sector, occupancy sits above 98 percent, and the cost of servicing its debt has actually come down.

So why would a REIT with improving fundamentals see its price fall? The honest answer is that price and fundamentals don’t always move together in the short run, especially right now. Government bond yields, both here and in the US, have been climbing, and REITs get priced against those benchmarks constantly.

When the comparison point moves, REIT prices can drift even when nothing about the underlying business has gotten worse. It’s a timing and valuation story, not a business quality one, but if you’re only glancing at the price, you’d never know the difference.

What about the ones actually having a good year

Not every name in this sector is having a hard time. United Hampshire US REIT and BHG Retail REIT both appear to have posted positive returns over the past year based on the data I could find, though I’d treat those specific figures as a starting point rather than gospel, the numbers I’m working from are a few months old and I haven’t independently rechecked them the way I did for the names above.

What I can say with more confidence is that a US-focused retail REIT and a China-focused retail REIT sitting in the same “positive” bucket as each other tells you these two are being driven by completely different regional stories, not a shared Singapore retail narrative.

Starhill Global: a REIT where the answer depends on which question you ask

This one genuinely surprised me. Depending on how you measure it, Starhill Global REIT has either had a modestly positive year or a negative one. Its unit price is down for the year so far. But once you count the distributions actually paid out to unitholders, the total return over the past twelve months comes out positive.

Both of those are true at the same time. They’re just answering different questions, one about what the market thinks the units are worth today, the other about what an actual holder received in cash plus price movement. Underneath both numbers sits a less ambiguous fact worth knowing, Starhill’s earnings for the year came in well below the year before, net income down sharply, even as sales held up.

A REIT can keep the distribution flowing for a while even when the earnings underneath are getting thinner. That’s worth watching, not panicking over.

The S-REIT Selloff Nobody’s Talking About: Why It’s Not Singapore’s Fault

US Treasury yields are doing what Singapore’s own rates never did, and the REITs with the least balance sheet room are the ones markets aren’t distinguishing yet.

Everyone is watching the tech selloff. Semiconductor stocks wobble, headlines follow. Meanwhile Singapore REITs have quietly fallen 7.1 percent this year while the Straits Times Index climbed past record highs, a gap of roughly 29 percentage points that almost nobody outside the sector is talking about. That gap is not about anything happening in Singapore.

I run every REIT through the same 4.7 percent yield hurdle and the same balance sheet gates regardless of what the headlines are chasing that week. This week the headlines are chasing chips. The REIT story underneath deserves its own look.

The gap that isn’t about Singapore

REITs are bond substitutes wearing property deeds.

Their unit prices get judged against risk-free yields constantly, and when those benchmark yields climb, the distribution a REIT pays out looks less attractive by comparison. Money drifts toward the safer asset. Unit prices fall until the yield adjusts back into line.

The confusing part is which yield is actually doing the damage. Singapore’s own 10-year government bond has been the domestic benchmark most retail investors assume governs local REIT pricing. It currently sits at 2.36 percent as of 19 August, up from a range that held closer to 2.0 to 2.2 percent for much of the year. That is a real move, and characterizing it as merely “around 2 percent for most of the year” understates where the pressure actually sits today.

What is actually driving the derating harder is the US Treasury yield, a benchmark with nothing to do with Singapore’s own monetary settings, yet it still sets the mood for how global capital prices every REIT valuation model on the planet.

Meanwhile the funding side of the story is genuinely benign, at least on average. Compounded SORA, the floating rate benchmark most S-REITs use to price their own debt, sits at roughly 1.08 to 1.12 percent as of this month, essentially flat against where it sat in June. Borrowing costs on new debt are not the aggregate problem. Valuation math is. But averages hide dispersion, and which specific REITs are exposed to that valuation math turns out to depend heavily on balance sheet room that has nothing to do with tenant quality.

Why the spread matters more than the headline number

Market convention prices a healthy REIT yield spread at roughly 3 to 4 percentage points over the 10-year SGS. Against 2.36 percent, that implies a market-clearing REIT yield floor somewhere around 5.4 to 6.4 percent, a materially higher bar than my own 4.7 percent forensic hurdle.

Those two numbers are not measuring the same thing, and confusing them is where a lot of retail REIT analysis goes wrong.

🟢INSIGHT CALLOUT BOX

My 4.7 percent hurdle is a retirement suitability floor. It asks whether a REIT clears the highest quality guaranteed SGD yield in the system, CPF Special Account, with enough margin to compensate for equity risk. The market’s 5.4 to 6.4 percent spread convention asks something different: what yield does a REIT need to offer today to look fairly priced against the current cost of long government money.

A REIT can clear my hurdle comfortably and still look expensive by the market’s own spread logic if the 10-year SGS keeps climbing. The two numbers moving together does not mean they move by the same amount, and a REIT that fails my hurdle on a hard gate, not on yield, tells you something the spread convention cannot.

Balance sheets, not tenants, decide who absorbs this

REITs run on borrowed money by design, and most of their income gets distributed rather than retained. When loans come up for refinancing, every extra dollar spent servicing pricier debt comes straight out of the distribution per unit. This is true regardless of how strong the underlying tenant base looks. A REIT can have a full occupancy waiting list and still take a real hit if its balance sheet has no room to absorb the refinancing math.

I track two REITs right now that sit in exactly this position, similar sector, similar headline yield, very different exposure once you look past the tenant list. One clears my zone gates with a single narrow, asset-specific miss. The other fails on two fronts at once, and its hedge profile just shifted in a direction that makes the next twelve months more sensitive to rates, not less.

Same zone family, same yield hurdle cleared by both on a headline basis. The gap between them is entirely in what’s underneath, and that’s exactly the part a spread-convention read of “REITs look cheap again” would miss.

Singapore rations data centre capacity the way I ration approval for a stock. Slowly, selectively, and only for names that clear a demanding bar. In December 2025, the government opened a new allocation window for just over two hundred megawatts of fresh capacity, with strict green energy and efficiency requirements attached. That is a rounding error against the thousands of megawatts of regional demand actually waiting in line.

Here’s the question that discipline creates, and that most REIT investors never ask. If Singapore is deliberately keeping its own data centre footprint small and clean, where is the rest of that demand actually going, and what does that place look like on the ground.

Those three gates tell you whether a specific building’s balance sheet holds up today. They tell you nothing about the physical constraints building up one border away, where the region’s real growth is actually happening, and where a very different set of numbers, water litres, grid connection queues, reserve margins, are starting to matter just as much.

Why Singapore Stays Small On Purpose

Singapore banned new data centre construction outright between 2019 and 2022. The concern was straightforward. A small, land-scarce, water-scarce city-state was about to hand over too much of its limited space and power grid to server farms. When the freeze lifted, Singapore did not reopen the floodgates. It replaced the ban with a selective, sustainability-gated system instead.

The most recent version of that system, the Data Centre Call for Application launched on 1 December 2025 by Singapore’s Economic Development Board and Infocomm Media Development Authority, released at least two hundred megawatts of new capacity, contingent on operators sourcing at least half their power from green sources and hitting some of the strictest energy-efficiency benchmarks in the region. A separate, larger green data centre park planned for Jurong Island could add meaningfully more capacity over time, but again, gated on sustainability performance, not simply issued to the highest bidder.

This is scarcity by design, not by accident. And it is precisely why Singapore’s listed data centre REITs can post the clean numbers they do. A market that deliberately keeps its own supply tight, and keeps standards high for who gets to build in it, is a market where occupancy stays strong and gearing stays disciplined almost by construction. The gates I check are not failing here because the underlying market has been curated to make them pass.

Where The Rest Of The Demand Actually Goes

Regional demand for AI and cloud infrastructure runs into the thousands of megawatts. Singapore’s rationed allocations leave most of that appetite unfed. Across the Causeway, Johor has the one thing Singapore deliberately does not offer in the same volume. Room to grow, cheaper land, direct fibre connectivity back into Singapore’s own submarine cable infrastructure, and a state government actively courting the investment.

The scale of what has actually moved there is genuinely large, though the exact figure depends on who is counting and what stage of development they are counting. Industry trackers I checked place Johor’s committed and planned pipeline at roughly 5.7 gigawatts, with cumulative investment from hyperscalers and technology companies in the region of forty-two billion US dollars. That is forty-two billion US dollars worth of investment flowing into a single Malaysian state.

Other trackers, using broader or narrower definitions of what counts as “pipeline,” cite figures ranging from under one gigawatt of live operational capacity up to considerably higher incoming-pipeline estimates. The range itself tells you something. This is a market still being measured differently by different people, which is usually a sign of a market growing faster than the reporting infrastructure tracking it.

What Singapore keeps for itself, in other words, is the highest-margin, most efficient, greenest layer of the region’s AI boom. Johor absorbs the rest of it. The land-hungry, water-thirsty, physically enormous part of the industry that Singapore’s own gates were specifically built to keep out.

Drone strikes on data centre facilities in the Middle East earlier this year put a meaningful share of that region’s own planned capacity in question, and some of the capital that would have gone there has started looking at Southeast Asia instead. One analyst estimate puts Malaysia’s total data centre pipeline, across all states, at close to thirteen gigawatts once that redirected demand is accounted for.

That puts Malaysia ahead of Indonesia, Thailand, and Singapore combined. I have already written about how the same Middle East conflict has hit Singapore Airlines through fuel costs. This is the same regional shock showing up on a completely different balance sheet, redirecting AI infrastructure capital toward a market with a materially thinner water and grid buffer than the one it was originally headed for.

The Grid Behind The Water Problem

Water is not the only constraint quietly tightening. Malaysia’s own government has told parliament that electricity consumption from data centres nationally is projected to climb to over seventy thousand gigawatt-hours by 2035. That is close to a third of the country’s total projected demand growth.

Malaysia’s grid remains more than eighty percent dependent on fossil fuels today, and meeting incoming hyperscaler demand has already meant plans to expand gas-fired generation capacity substantially. Grid connection queues in parts of Johor are already running as long as eighteen months, and the state rejected roughly three in ten new data centre applications in 2024 specifically over these bottlenecks. That is a number worth remembering the next time a headline investment figure gets announced without mentioning whether the power to actually run the facility has been secured yet.

The Number That Does Not Show Up On Any REIT’s Balance Sheet

A data centre does not just need power. In a tropical climate, the cheapest way to keep one cool is evaporative cooling, pumping water through the facility and venting the resulting vapour into the air, gone for good. A single hundred-megawatt facility can use several million litres a day this way, water that disappears into the air after one pass through the cooling system.

In February 2026, close to fifty residents in Gelang Patah, Johor, gathered outside a data centre construction site to protest, in what has been described as Malaysia’s first public demonstration specifically against a data centre. The developer did not come out to meet them. The concern was not abstract. Johor’s own water reserve margin, the buffer between what the state can supply and what is actually being drawn down, stood at just 11.5% as recently as 2022, with the state’s water operator targeting an improvement to 25% only by 2029.

That means the state has very little spare water capacity if demand spikes or if a dry season hits. Government estimates place nationwide data centre water demand requests in the range of eight hundred million litres a day, a figure regulators themselves have said cannot be fully and sustainably supplied at current infrastructure levels. Eight hundred million litres a day is water that has to come from somewhere, and Malaysia’s current system does not have that much slack built in.

When MAS Tightens, Your REIT’s Balance Sheet Is the One That Answers For It

Twelve of sixteen economists polled by Reuters expected the Monetary Authority of Singapore to hold policy steady this week. MAS tightened instead, for the second review in a row. When the market’s consensus gets this wrong on something as dry as an exchange rate band, it is usually a signal worth more attention than the headline it generated.

I want to walk through what this actually does to the cost of running a leveraged balance sheet in Singapore dollars, because that is where this decision eventually lands, not in the headline inflation number, but in the funding cost line of every geared REIT on the exchange. What MAS Actually Did

On Monday, MAS raised the rate of appreciation of the Singapore dollar nominal effective exchange rate policy band. This is the second tightening this year, following April’s steepening in response to the Strait of Hormuz conflict and the oil price spike that followed. The width and centre of the band were left unchanged. Only the slope moved, and only slightly, smaller in magnitude than April’s adjustment.

The justification MAS gave centres on inflation that has picked up since the start of the year. MAS core inflation, the quarterly measure the central bank actually targets, rose to 1.5% year on year in the second quarter, up from 1.2% in January and February. This was driven by transport costs, non-cooked food prices, and a tobacco tax hike layered on top of import cost pressure. Headline and core both remain inside MAS’s forecast range of 1.5% to 2.5% for the year. MAS expects core inflation to keep climbing into early 2027 before easing from around the middle of that year.

None of this is alarming on its own. What is worth sitting with is that MAS moved preemptively, tightening into a growth backdrop that was actually strong. Second quarter GDP came in at 5.7% year on year, well ahead of expectations, powered by AI-related capital expenditure, a full construction pipeline, and steady credit growth in the financial sector.

Strong growth and a preemptive tightening bias sitting side by side is not a contradiction. It is MAS doing what MAS’s framework is built to do, using the currency rather than an interest rate to lean against inflation risk before it becomes entrenched, precisely because growth is strong enough to absorb it.

The Mechanism That Actually Touches Your Portfolio

Here is where I want to be precise rather than let this slide into a loose narrative about “tightening means REITs suffer,” because that framing skips the actual transmission mechanism. Skipping it is how forensic discipline turns into headline reaction.

MAS does not set a Singapore dollar interest rate the way the US Federal Reserve sets the Fed Funds Rate. It manages policy through the exchange rate band. Singapore dollar interbank rates, the Singapore Overnight Rate Average, or SORA, that actually determines funding costs for floating-rate debt, are shaped by domestic liquidity conditions and global funding conditions, particularly US dollar rates, more directly than by the slope of the currency band itself. A steeper appreciation path can, at the margin, coincide with tighter domestic liquidity and firmer short-term SGD rates, since defending a faster appreciation path sometimes requires MAS to manage liquidity more actively. But this is a correlation worth treating cautiously, not a mechanical lever.

SORA today, as at the Macro Dashboard’s most recent confirmed reading in mid-June, sat around 1.01% on the 1-month tenor and roughly 1.08% on the 3 and 6-month tenors. This is still comfortably below where it sat through most of 2023 and 2024. That figure needs a fresh pull before I would treat it as current against this week’s decision, and I am flagging that gap rather than assuming it has moved.

What I can say with more confidence is the structural point underneath all of this: any REIT carrying meaningful floating-rate exposure, or debt due for refinancing into a less accommodative rate environment than the one it was underwritten in, now carries a slightly elevated version of a risk that was already on our checklist. The Gearing Ceiling and ICR Floor exist precisely because funding costs are not static. A name sitting close to either threshold has less room to absorb a funding cost surprise than a name sitting comfortably inside both.

The Test Case: Keppel DC REIT

Keppel DC REIT is a useful name to walk through here, not because this MAS move changes its Ledger status today, it does not, but because its own structural profile happens to sit at an interesting intersection of exactly the variables this decision touches.

• Aggregate Leverage (as at 30 June 2026): 34.0%, having improved 110 basis points from the prior quarter following repayment of the Tokyo DC3 consumption tax loan. This clears the 35% Gearing Ceiling, but the margin is not wide.

• ICR (Interest Coverage Ratio): Sits somewhere in the region of 6.5x to 6.9x trailing depending on methodology, comfortably above the 4x floor either way, though the exact figure carries an open reconciliation question between two verified sources that I would rather flag than paper over.

• Rate Shock Stress Test: Stress-tested against a hypothetical 100 basis point rate shock, the REIT’s own disclosure suggests it still clears the floor, but with less room to spare than the headline trailing figure suggests on its own.

• Currency Exposure: Roughly 37.8% of the REIT’s total debt sits in Japanese yen, a currency whose own policy path remains a separate, live variable that this piece is not attempting to forecast.

I want to be careful about one specific temptation here. It would be easy to say MAS strengthening the Singapore dollar’s appreciation path is straightforwardly good news for a REIT carrying yen debt, since a stronger Singapore dollar against the yen would lighten that debt burden in Singapore dollar terms. But MAS’s policy band is measured against a trade-weighted basket of currencies, not against the yen specifically. I do not have a clean, sourced read on how this specific tightening moves the Singapore dollar against the yen in particular, as opposed to the basket as a whole. That is a real open question, not a conclusion I am prepared to draw from this data, and I would rather flag the gap than manufacture false comfort.

What I can say plainly is that Keppel DC REIT’s current zone status is unaffected by any of this. The REIT’s live hard gate failure remains occupancy, not funding cost. This was driven by the Cardiff Data Centre vacancy that took the UK asset to effectively zero occupancy and pulled portfolio-wide occupancy to 92.5% against the 95% prime-asset floor.

A reader with a genuinely long runway before retirement drawdown, or capital allocated beyond what near-term income needs demand, may reasonably view this differently than a reader drawing down capital this year. Both readings sit inside how this framework is calibrated, not as a directional call for either group. A Zone 4 verdict on a single, identifiable gate remains a timing question, tied specifically to whether Cardiff finds a new tenant, not a permanent rejection of the name.

🟢Insight Box: Why Gearing Headroom Matters More In A Tightening Bias

A REIT sitting at 34% gearing against a 35% ceiling is not failing any gate today. But that 100 basis point of headroom is the entire margin for error if refinancing costs move against it before the next earnings cycle. Compare that to a REIT sitting comfortably at 28% gearing. The same funding cost shock lands on a balance sheet with genuine room to absorb it without approaching a hard gate at all.

This is precisely why the Gearing Ceiling exists as a hard threshold rather than a soft guideline. Headroom is not a cosmetic number, it is the actual buffer between a manageable funding environment and a forced response. In a tightening bias, however mild, the names worth watching closest are not necessarily the ones with the worst numbers today. They are the ones with the least room left before a modest shift turns a soft flag into a hard one.

When borrowing stays expensive, the interest bill on a REIT’s debt eats a larger share of the income it can actually pay out.

🟢 Iggy’s Insight:
Valuation tells a slightly different story than price action alone. DBS Group Research noted in July that Singapore REITs are trading below their historical book value, with forward yields around 6.2%, a spread it flagged as attractive relative to the sector’s own history. That doesn’t mean every trust is cheap for good reason. The Billion-Dollar Divergence

The more interesting data point from H1 2026 isn’t the index decline. It’s who kept buying through it.

Retail investors were net buyers of approximately S$1 billion of S-REITs year to date, according to SGX fund flow data cited by Business Times. Institutional investors were net sellers of a similar amount over the same window. These aren’t a precisely matched pair from a single dataset, so treat the parallel as directional rather than exact, but the direction itself is clear and consistent across multiple reports.

Institutions appear to be treating the sector as a source of funds, rotating capital toward the momentum trade in banks and tech-adjacent names. Heartland retail investors, by contrast, look to be accumulating steadily, prioritizing yield and cash flow over short-term price direction.

Neither side is automatically right. Institutions are often marked against quarterly performance versus a benchmark that happens to be at record highs right now. The retail investor drawing down a portfolio in retirement is usually playing a longer, cash-flow-first game. But “retail is buying, so it must be safe” is not a forensic argument, and neither is “institutions are selling, so avoid the sector entirely.” Blanket conclusions in either direction miss the point. What matters is which specific trusts are producing real, growing income, and which are simply cheap for a reason.

Where the Operating Resilience Actually Lives

Treating every property trust as a single asset class is the mistake that costs retail investors money. While the sector index dragged, some managers kept delivering on fundamentals regardless of what the price was doing.

AIMS APAC REIT is a useful illustration, not because of any single headline return figure, but because its underlying operating numbers held up cleanly through a difficult sector-wide stretch. For the financial year ended 31 March 2026, revenue grew 2.16% to S$190.665 million. Net property income (NPI, the rental income left over after property-level operating costs are paid) rose a faster 5.7% to S$141.3 million, meaning the trust is extracting more income efficiency from its existing assets, not just growing top-line revenue.

That operational strength flowed through to unitholders directly: distribution per unit rose 2.6% to 9.850 Singapore cents for the full year, confirmed in the trust’s own SGX results announcement.

At the current price of S$1.640, that DPU works out to a trailing distribution yield of 6.01%, comfortably above my 4.7% minimum yield hurdle (the income threshold I require before any income stock clears the bar for a retirement drawdown portfolio). AIMS APAC REIT was also one of a small number of trusts to attract genuine net institutional buying against the broader sector-wide selling, S$18.07 million of net institutional inflow year to date, per SGX fund flow data. That’s a small but telling signal: institutional money wasn’t fleeing every corner of the sector uniformly, it was being selective too.

Why These Two Names Now

We are sitting at the final trading day of the first half of 2026, and the STI is consolidating near record highs. That kind of market attention matters because when a stock trades actively at record-high valuations, retail investors follow the crowd into names they assume are safe simply because everyone else is buying. For the week ended June 26 2026, CapLand Ascendas REIT (SGX: A17U) alone saw 88 million units traded, with Mapletree Industrial Trust (SGX: ME8U) also registering significant volume, and both sat comfortably within the weekly top active counters.

Both are industrial giants aggressively repositioning toward digital infrastructure. Both yield above 6 percent at current market prices, comfortably clearing my minimum 4.7 percent forensic hurdle. Most importantly for retail investors, both are backed by powerhouse sponsors, CapitaLand Investment and Mapletree Investments respectively.

The forensic question here is not whether these are good businesses or whether their sponsors have deep pockets. They do. The question is whether the income they distribute is sitting on a foundation strong enough for retirement capital at current valuations. In an all-time-high market regime where the STI is operating above 5,000, balance sheet discipline is non-negotiable for incremental buying decisions.

The Yield Picture

Let us begin with the good news: both names clear my minimum yield hurdle early and clearly. But passing the yield test is merely the entry ticket. The direction of travel matters just as much as the headline number today.

For CapLand Ascendas REIT, the FY2025 DPU came in at 15.005 cents, confirmed from the CapitaLand primary results release. At a stock price of S$2.46, this translates to a trailing yield of approximately 6.10 percent. It passes my minimum hurdle of 4.7 percent by roughly 140 basis points. However, this DPU declined 1.3 percent year on year.

Mapletree Industrial Trust presents a higher headline number. Its FY2026 DPU stands confirmed at 12.71 cents. At a stock price of S$1.93, this gives us a trailing yield of approximately 6.58 percent, passing my hurdle by a very healthy 188 basis points. But looking closer reveals a sharper decline, DPU dropped 6.3 percent year on year. If we exclude a prior year divestment gain to get an honest, like-for-like read, the adjusted DPU still declined by 3.2 percent. Management cites property divestments in Singapore, North America data centre lease non-renewals, and foreign exchange headwinds from a weaker US dollar and Japanese yen against our strong Singapore dollar as the primary culprits.

If you are drawing on these distributions for retirement living expenses, a 3 to 6 percent annual DPU decline compounds into a meaningful income shortfall over a five to ten year horizon. The yield today does not guarantee the yield in three years. Zoom out to five years and the picture sharpens further: CapLand Ascendas REIT has been broadly flat with a mild wobble, while Mapletree Industrial Trust has round-tripped a period of growth back down to below where it started.

GEARING ALERT

CapLand Ascendas REIT filed an aggregate leverage (gearing ratio, the percentage of a REIT’s total assets that are funded through borrowed debt) of 42.0 percent as at 31 March 2026. This is a clear hard gate failure against my strict 35 percent house ceiling. Management has guided a pro-forma leverage of approximately 37.3 percent following their April 2026 equity fundraising that raised S$903.5 million. However, a separate DBS research note paints a more conservative pro-forma picture of 39.7 percent post-acquisitions. The honest range for retail investors to track is 37 to 40 percent. Every number in that range breaches my 35 percent ceiling.

To be entirely fair, CapLand Ascendas REIT is not in regulatory distress. The Monetary Authority of Singapore sets a statutory limit of 50 percent. My house standard is intentionally tighter because it builds in a necessary stress buffer for retirement portfolios.

Iggy’s Forensic Zone: Zone 3, Conditional (Mapletree Industrial Trust, SGX: ME8U)

Mapletree Industrial Trust filed an aggregate leverage of 34.0 percent as at 31 March 2026. This technically passes my 35 percent ceiling at the filed level. However, this was completed before their May 2026 redemption of existing perpetual securities, a type of bond with no fixed maturity date, which a REIT can redeem or keep paying interest on indefinitely. Management’s pro-forma guidance indicates that post-redemption, gearing will rise to approximately 37.5 percent.

The gearing verdict is distinct. CapLand Ascendas REIT has a confirmed, filed hard gate failure at 42.0 percent. Mapletree Industrial Trust passes on paper today but its forward trajectory points toward a breach.

🟠 Angela’s Observation:

SORA near 1.03 percent and a yield spread of nearly 4 percentage points above government bonds together suggest a different kind of environment for income investors compared to the past few years. But the question I keep coming back to is whether individual REIT managers are actively using these lower borrowing costs to pay down principal debt, or if they are simply using the temporary relief to mask structural vacancies in their older buildings. That is the kind of question I want to be able to answer before I commit any capital.

Next earnings are due July 23 2026, which feels like a natural moment to revisit whether the numbers are moving in the right direction.

This trust presents two distinct investment narratives rolled into a single portfolio. It owns a large collection of industrial properties in Singapore alongside a substantial and growing allocation to data centres located in the United States. Mapletree Industrial Trust has positioned itself to capture this demand by renting out these specialised spaces to major technology corporations. The trust is currently trading at S$1.94 as at June 26 2026, and I am tracking its price movements to understand how the market values this blend of traditional industrial factories and modern digital infrastructure.
