Now, to understand why this earnings season is so critical, we need to go back to school for a moment. I want to take us into the “Concept Corner” and talk about a term you are going to hear thrown around a lot in the coming weeks. That term is “Interest Coverage Ratio.”

Now, before we go further, let’s pause on the term “Interest Coverage Ratio” because it sounds like accounting jargon, but it is actually the heartbeat of your dividend safety. Imagine you are running a household. Your monthly salary is five thousand dollars. That is your earnings. But you have a mortgage, a car loan, and credit card debt. The interest payments on those debts cost you one thousand dollars a month. To find your coverage ratio, you take your earnings of five thousand and divide it by your interest cost of one thousand. The result is five times. That means you can cover your interest bill five times over. You are safe. But what if interest rates go up? Suddenly, your debt cost isn’t one thousand; it is four thousand. Your coverage drops to one point two times. You are barely scraping by.

So, what does that actually mean for a Singaporean retiree’s daily life? It means that when you buy a REIT, you are essentially buying a landlord. If that landlord has an Interest Coverage Ratio that drops below two times, they are like that household drowning in debt. They have to pay the bank before they can pay you. So when you see a low coverage ratio, it means your quarterly dividend check, the money you use for groceries or utility bills, is at risk of being slashed so the REIT can save itself. We are not just looking at yield; we are looking at survival.

• The Red Flag: The platform flags that “Short term obligations exceed liquid assets.”. This is the critical risk for dividend investors—if they need cash for obligations, they might conserve it by capping the dividend.

What to watch on Earnings Day:

1. Leverage: Confirm it hasn’t edged above the safety threshold.

2. Liquidity: With short-term obligations high, do they announce a new credit facility?

3. Analyst Disconnect: Analysts are bullish (Target: S$3.18) while the math is bearish (Fair Value: S$2.49). When analysts and algos disagree, volatility usually follows.

The Verdict: The dividend is significant, but the balance sheet stress (”obligations > liquid assets”) means you need to watch the cash flow statement, not just the DPU headline.

• Dividend Floor: With such strong cash flow health (4/5), the dividend should be safe unless they voluntarily cut for capital preservation.

• The Catalyst: If they report decent numbers, the price could snap back toward that S$0.89 analyst target quickly, as the “uncertainty” metric here is only “MED” (Medium), unlike ESR’s “HIGH”.

By selling the Singapore food operations, DFI isn’t losing money; they are stopping the bleeding. They are reallocating capital from a 1.8% margin business to businesses yielding 4-8%.

Iggy’s Insight:

Most retail investors see “Asset Sale” and think “Trouble.” Smart money sees “ROCE Expansion.” By removing the low-margin capital drag of Singapore supermarkets, DFI automatically improves its Return on Capital Employed. I’d rather own a smaller, highly profitable company than a massive, inefficient one. This is addition by subtraction.

The Dividend Plan: Is the 70% Payout Real?

DFI has committed to increasing its dividend payout ratio from 60% to 70%. However, if you look at the raw data today, you might see a confusing picture. The current “Annualized Payout” sits at US$0.105, translating to a yield of roughly 2.67%.

Why the drop from the historical 3-4% yield? Two reasons:

1. Price Appreciation: The stock has rallied (the denominator got bigger).

2. Focus on Quality: We are looking at a sustainable base dividend, excluding the massive one-off “Special Dividends” (like the $0.4430 payout seen in late 2025 from asset sales).

The key for us isn’t the trailing yield—it’s the forward growth. If DFI hits its US$310-350 million profit target by 2028, that 2.67% yield on cost will grow rapidly.

The Reality: The ratio is negative because reported earnings are negative due to non-cash write-downs from the Singapore food sale. Dividends are paid from Cash Flow, not accounting profits. The $0.105 payout is real, and the $0.443 special dividend in late 2025 proves management is willing to return cash to you.

But there is a catch. Distribution per Unit (DPU) is under pressure. Interest costs are eating into your payouts faster than rental reversions can make up for them.

If you have been watching your REIT portfolio, you might feel frustrated. You see the share prices down significantly from their 2021 highs. You see the DPU numbers flat or dropping. You wonder if you should cut losses or double down to lower your average price.

I get it. I have been analyzing Singapore REITs through three rate cycles. The signals are mixed—prices are cheap, but debt is expensive. But mixed signals do not mean no signals. Let me walk you through what the numbers really tell us about the checks you are receiving this month.

The Mapletree Trio vs. Frasers: The Tale of the Tape

Let us start with the raw data. We have three Mapletree heavyweights and one Frasers contender paying out this month. They sound similar, but their balance sheets tell very different stories.

Do not let the “Mapletree” brand name lull you into a false sense of security. While the sponsor is strong, the debt profiles are deteriorating. Notice the Interest Cover for MPACT is down to 3.1x. That is dangerously close to the comfort line. Conversely, FLCT has a gearing of just 33.1%. In a “higher-for-longer” environment, low gearing isn’t just a safety buffer; it is ammunition for acquisitions. FLCT can buy distressed assets; MPACT is busy trying to fix its own balance sheet.

The Interest Rate Squeeze

Why is your DPU shrinking? It is simple math. REITs borrow money to buy properties. When rates go up, interest expense goes up.

The REITs that hedged poorly—or those with hedges rolling off right now—are feeling the pain. Below is the estimated impact of rising interest costs on the DPU for this quarter compared to last year.

The market is currently pricing in rate cuts for 2026. But what if the Fed holds? If rates stay at current levels for another 12 months, MINT and MPACT will see further DPU erosion as cheap swaps expire. You cannot just look at the trailing yield of 6.8%; you have to model what happens if the DPU drops another 5%.

Valuation: Value Trap or Bargain Bin?

Price is what you pay. Value is what you get.

Currently, the Mapletree trio is trading at discounts to book value (P/B < 1.0), while Frasers is trading at a slight premium or par. New investors often make the mistake of buying the biggest discount.

• MPACT (0.78x P/B): Cheap, but reflects the risk of Hong Kong retail and Singapore office vacancies.

• MINT (0.92x P/B): Trading closer to book because “Data Centres” are a sexy narrative, even if the financials are tight.

• FLCT (1.05x P/B): The premium exists because the market trusts the manager’s prudence and the quality of the Australian/German assets.

But don’t just take my word for it. Let’s look at the institutional models.

Here is the Fair Value analysis from InvestingPro for Mapletree Pan Asia Commercial Trust (MPACT).

Compare that to the current market price of S$1.46, and the model suggests a significant 19.2% downside risk.

This confirms my fear: The stock isn’t just facing headwinds; it is potentially overpriced relative to its fundamentals. The market hasn’t fully priced in the risks yet.

I view MPACT as a potential “Value Trap” for the impatient investor. A discount to book value only matters if the book value is accurate. With Hong Kong capitalization rates expanding (meaning property values are falling), MPACT’s book value is likely to be written down further. You aren’t buying a dollar for 78 cents; you are buying a shrinking dollar.

1. The Tale of Two Airlines: Operational Strength vs. Bottom-Line Pain

If you only look at the top line, SIA looks like a champion. The Group reported record half-year revenue of S$9,675 million, up 1.9% year-on-year [Page 1].

• Traffic is booming: The Group carried 20.8 million passengers (+8.0%) [Page 2].

• Planes are full: Load factors jumped 1.3 percentage points to a very healthy 87.7% [Page 2].

• Core business is stable: Operating profit (money made from actually flying planes) rose marginally by 0.9% to S$803 million [Page 1].

But here is the problem: While the “shop” is busy, the bank account is taking a hit. Net profit collapsed 67.8% to S$239 million [Page 1].

Iggy’s Take: Think of this like a hawker stall that has a queue every day (strong revenue/operations) but the owner is paying off a massive debt for a second failed stall next door (Air India/Associates). The main business is fine, but the side investment is dragging down the whole company.

2. The S$417 Million Anchor: The Air India Problem

Here is the elephant in the cabin. The Group’s “share of results of associated companies” was S$417 million lower year-on-year [Page 2].

Why? Because SIA owns a 25.1% stake in the Air India Group [Page 4]. This was a strategic move to tap into the massive Indian aviation market, but right now, it is bleeding cash.

• SIA began equity accounting for Air India’s performance starting December 2024 [Page 2].

• This means 25.1% of Air India’s losses now sit directly on SIA’s books.

The “Fixer-Upper” Risk:

Investing in Air India is like buying a fixer-upper house in a prime district. The location (India) is incredible, and the potential is huge. But right now, the renovation costs are bleeding SIA dry. The report explicitly states SIA is committed to supporting Air India’s “comprehensive multi-year transformation programme” [Page 4]. “Multi-year” is code for “expect losses to continue.”

3. The Income Angle: Is the 5.9% Yield Safe?

Here is the good news for income investors. Despite the profit crash, SIA is aggressively returning cash to shareholders.

The Payout Details [Page 5]:

• Interim Dividend: 5 cents per share.

• Interim Special Dividend: 3 cents per share.

• Pay Date: Both will be paid on 23 December 2025.

The Forward Plan:

SIA has announced a plan to pay a 10 cent special dividend annually for the next three financial years (subject to AGM approval) [Page 5].

The Yield Calculation:

At a share price of ~S$6.64:

• Total Interim Payout (8 cents) = ~1.2% yield (half-year).

• Annualized Potential: If the final dividend matches the interim, plus the locked-in special dividends, you are looking at a total forward yield of roughly 5.9%.

Iggy’s Warning (Capital Recycling):

Is SIA generating excess cash, or are they just giving you your money back? Note that cash and bank balances declined by S$1.8 billion to S$6.4 billion in the first half [Page 3]. This was partly due to paying out previous dividends and repaying debt.

While the 5.9% yield beats the CPF OA 2.5% rate, it is not “risk-free.” You are effectively getting paid a high yield to hold a stock with significant execution risk in India.

4. Beneath the Wing: Yields are Dropping, Costs are Rising

Even within the profitable core business, there are warning signs in the metrics:

• Pricing Power is Weakening: Passenger yields fell 2.9% to 9.9 cents/pkm [Page 2]. This means SIA is making less money for every kilometer flown because competition is forcing them to lower ticket prices.

• Inflation is Biting: Non-fuel expenditure surged 5.9% (S$353 million) [Page 2]. Inflation is hitting everything from staff costs to airport fees.

• Fuel Hedging Misfire: While fuel prices dropped 12.7%, SIA didn’t capture all the savings. They swung from a fuel hedging gain last year to a loss this year [Page 2].

• Cargo is Soft: Cargo revenue fell 2.8% and yields dropped 4.1% [Page 2]. The pandemic-era cargo gold rush is officially over.

5. Balance Sheet & Outlook

The balance sheet remains a fortress, but the walls are slightly lower than before.

• Deleveraging: Total debt fell by S$2.0 billion, improving the debt-equity ratio to a very healthy 0.70x (down from 0.82x) [Page 3].

• Convertible Bonds: Watch out for November 24, 2025. Convertible bonds are exercisable until this date. S$714 million have already been converted, diluting shareholders, with S$136 million outstanding [Page 3].
