The five levers the forensic audit checks first

Based on my tracking of how Singapore’s YA 2026 tax code interacts with this audience’s typical income profile, these are the five reliefs most likely to be underutilised.

Earned Income Relief — Age-Based

Standard EIR is S$1,000. If you are between fifty-five and fifty-nine, the tax code provides S$6,000. At sixty and above, it is S$8,000. This is not means-tested and it is not optional — it is a structural feature of the code that applies automatically at the correct age bracket. The problem is that many calculators default to the S$1,000 figure regardless of the taxpayer’s age. If you turned fifty-five this income year and your assessment reflects S$1,000, the forensic picture shows a S$5,000 gap in your chargeable income calculation before any other relief is applied.

SRS Contribution

The 2026 cap for Singapore Citizens and PRs is S$15,300. The tax code reduces chargeable income by the full amount contributed, dollar for dollar. At a marginal rate of fifteen percent, that is S$2,295 in tax not incurred. At eighteen percent, S$2,754. The SRS also defers tax on investment returns inside the account — and when withdrawals occur in retirement, only fifty percent of each withdrawal is assessable, typically at a lower marginal rate than peak earning years. The deferral mechanic means the tax impact compounds over time in the taxpayer’s favour — how much depends entirely on individual income trajectory and withdrawal timing.

CPF Cash Top-Up

S$8,000 for your own CPF Special or Retirement Account. A further S$8,000 for qualifying top-ups made on behalf of parents, grandparents, spouse, or siblings. Total potential relief: S$16,000. Combined with SRS, that is S$31,300 in chargeable income reduction from two levers that simultaneously build retirement savings. These reliefs exist because the tax code is designed to reward exactly this behaviour — the numbers simply need to be claimed correctly.

Parent Relief

S$9,000 per parent if they live separately. S$14,000 per parent if they live in the same household and the taxpayer is the primary caregiver. Two qualifying parents: up to S$28,000 in relief. The qualifying condition is that each parent’s annual income must not exceed S$4,000. The most common gap in this demographic is claiming only one parent, or missing the co-residency uplift because the S$14,000 threshold is not clearly communicated in the standard IRAS guidance.

Donation Deduction — The Side Door

Qualifying donations to IPC-registered charities reduce chargeable income at two hundred and fifty percent of the donated amount. A S$10,000 donation produces a S$25,000 deduction. The structural significance is this: the donation deduction operates entirely outside the S$80,000 Iron Ceiling that caps most personal reliefs. Once the ceiling is reached, the donation deduction is the only lever still available to reduce chargeable income further. Mr. Lim’s December donation did not just reflect good intentions. The tax code treated it as a S$25,000 reduction in his assessable income — one he had already funded.

The S$80,000 Iron Ceiling — and the one calculation that clears it

Singapore caps total personal income tax reliefs at S$80,000 per year. SRS, CPF top-up, parent relief, EIR, and all other personal reliefs combined cannot reduce chargeable income by more than S$80,000 regardless of how many are stacked.

Mr. Lim’s pre-cap reliefs totalled S$82,550. The ceiling truncated that to S$80,000. He had hit the wall — and most calculators would have stopped there.

The donation deduction does not hit that wall. It is calculated after the S$80,000 ceiling has been applied, in a separate layer of the assessment. Mr. Lim’s S$25,000 donation deduction came off the remaining chargeable income after the ceiling was enforced. That is why his final chargeable income is S$90,800 rather than S$115,800.

The forensic picture shows that the donation deduction is the one mechanism still working after the ceiling has been reached. Whether and how that applies to any individual taxpayer depends on their own circumstances and filing position.

The S$80,000 Iron Ceiling is where most tax planning stops. The calculator hits the wall, shows you a number, and calls it done. But the ceiling only applies to personal reliefs. The donation deduction lives in a different part of the code — it is not capped, not means-tested, and not limited by your income level. It is the one lever that keeps working after everything else has stopped. Mr. Lim’s S$10,000 December donation was already made. The forensic audit did not ask him to do anything differently. It just showed him what the receipt actually said.

The 3.2% post-tax floor connection

Every dollar of chargeable income eliminated through a legal relief produces an immediate, risk-free return equal to the taxpayer’s marginal rate on that dollar. We must distinguish between an Organic NPI and an Engineered Yield. A yield is only as good as the cash flow that funds it. Retail headlines will scream about Haw Par’s trailing 9.06% dividend yield. Now, to understand why this earnings season is so critical, we need to go back to school for a moment. I want to take us into the “Concept Corner” and talk about a term you are going to hear thrown around a lot in the coming weeks. That term is “Interest Coverage Ratio.”

Now, before we go further, let’s pause on the term “Interest Coverage Ratio” because it sounds like accounting jargon, but it is actually the heartbeat of your dividend safety. Imagine you are running a household. Your monthly salary is five thousand dollars. That is your earnings. But you have a mortgage, a car loan, and credit card debt. The interest payments on those debts cost you one thousand dollars a month. To find your coverage ratio, you take your earnings of five thousand and divide it by your interest cost of one thousand. The result is five times. That means you can cover your interest bill five times over. You are safe. But what if interest rates go up? Suddenly, your debt cost isn’t one thousand; it is four thousand. Your coverage drops to one point two times. You are barely scraping by.

So, what does that actually mean for a Singaporean retiree’s daily life? It means that when you buy a REIT, you are essentially buying a landlord. If that landlord has an Interest Coverage Ratio that drops below two times, they are like that household drowning in debt. They have to pay the bank before they can pay you. So when you see a low coverage ratio, it means your quarterly dividend check, the money you use for groceries or utility bills, is at risk of being slashed so the REIT can save itself. We are not just looking at yield; we are looking at survival.

• The Red Flag: The platform flags that “Short term obligations exceed liquid assets.”. This is the critical risk for dividend investors—if they need cash for obligations, they might conserve it by capping the dividend.

What to watch on Earnings Day:

1. Leverage: Confirm it hasn’t edged above the safety threshold.

2. Liquidity: With short-term obligations high, do they announce a new credit facility?

3. Analyst Disconnect: Analysts are bullish (Target: S$3.18) while the math is bearish (Fair Value: S$2.49). When analysts and algos disagree, volatility usually follows.

The Verdict: The dividend is significant, but the balance sheet stress (”obligations > liquid assets”) means you need to watch the cash flow statement, not just the DPU headline.

In a “higher-for-longer” environment, low gearing isn’t just a safety buffer; it is ammunition for acquisitions. FLCT can buy distressed assets; MPACT is busy trying to fix its own balance sheet.

Why is your DPU shrinking? It is simple math. REITs borrow money to buy properties. When rates go up, interest expense goes up.

The REITs that hedged poorly—or those with hedges rolling off right now—are feeling the pain. Below is the estimated impact of rising interest costs on the DPU for this quarter compared to last year.

The market is currently pricing in rate cuts for 2026. But what if the Fed holds? If rates stay at current levels for another 12 months, MINT and MPACT will see further DPU erosion as cheap swaps expire. Currently, the Mapletree trio is trading at discounts to book value (P/B < 1.0), while Frasers is trading at a slight premium or par. New investors often make the mistake of buying the biggest discount.

• MPACT (0.78x P/B): Cheap, but reflects the risk of Hong Kong retail and Singapore office vacancies.

• MINT (0.92x P/B): Trading closer to book because “Data Centres” are a sexy narrative, even if the financials are tight.

• FLCT (1.05x P/B): The premium exists because the market trusts the manager’s prudence and the quality of the Australian/German assets.

But don’t just take my word for it. Let’s look at the institutional models.

• Planes are full: Load factors jumped 1.3 percentage points to a very healthy 87.7% [Page 2].

• Core business is stable: Operating profit (money made from actually flying planes) rose marginally by 0.9% to S$803 million [Page 1].

But here is the problem: While the “shop” is busy, the bank account is taking a hit. Net profit collapsed 67.8% to S$239 million [Page 1].

Iggy’s Take: Think of this like a hawker stall that has a queue every day (strong revenue/operations) but the owner is paying off a massive debt for a second failed stall next door (Air India/Associates). The main business is fine, but the side investment is dragging down the whole company.

2. The S$417 Million Anchor: The Air India Problem

Here is the elephant in the cabin. The Group’s “share of results of associated companies” was S$417 million lower year-on-year [Page 2].

Why? Because SIA owns a 25.1% stake in the Air India Group [Page 4]. This was a strategic move to tap into the massive Indian aviation market, but right now, it is bleeding cash.

• SIA began equity accounting for Air India’s performance starting December 2024 [Page 2].

• This means 25.1% of Air India’s losses now sit directly on SIA’s books.

The “Fixer-Upper” Risk:

Investing in Air India is like buying a fixer-upper house in a prime district. The location (India) is incredible, and the potential is huge. But right now, the renovation costs are bleeding SIA dry. The report explicitly states SIA is committed to supporting Air India’s “comprehensive multi-year transformation programme” [Page 4]. “Multi-year” is code for “expect losses to continue.”

• Cargo is Soft: Cargo revenue fell 2.8% and yields dropped 4.1% [Page 2]. The pandemic-era cargo gold rush is officially over.
