Because in a bull market peaking at 4,647 points, safety commands a premium. Look at the “Uncertainty” score in the data—it is LOW.

While other stocks have “High Uncertainty” (meaning their earnings could crash), ST Engineering’s S$32B order book locks in revenue for years.

I am willing to overpay slightly for a “Fortress.” The Analysts (Target S$8.77) are bullish because of the order book. The Models (Fair Value S$7.46) are bearish because of the P/E ratio.

My move: I am not chasing it at S$8.37 with a lump sum. I am nibbling. I’m buying for the 18+5 cent dividend visibility, accepting that I’m paying a “safety tax” for a stock that lets me sleep at night.

The market hates REITs right now because of “rate fear.” But for Keppel DC REIT, the fundamentals have quietly pivoted.

We talk about AI as software, but it lives in hardware. Keppel DC REIT owns the physical shells (SGP 7 & 8, Tokyo assets) where the hyperscalers (Microsoft, Google, AWS) live. This is the difference between “Smart Money” and “Guesswork.” I don’t buy stocks with 18% downside risk and liquidity issues just because the yield looks nice. We stick to Keppel DC, where the growth is real.

The Model Says: Notice the red flag? “Downside -18.1%.” When the Fair Value line ($1.20) is that far below the Price line ($1.46), you stay away. The model also flags that “Short term obligations exceed liquid assets.” That is a stress point we don’t want in our portfolio.

3. The “Reasonable Growth”: Broadcom (NASDAQ: AVGO)

I know many of you are tempted by Nvidia. But at these valuations, Nvidia is priced for perfection. One slip-up, and you lose 20%.

Broadcom (AVGO) offers a safer path to tech exposure. The stock recently dipped 11% on earnings, and that is our entry signal.

The Misunderstanding: The Backlog “Collapse”

The market panicked because Broadcom’s AI backlog “shrank” from $110B to $73B.

This is the wrong interpretation.

A backlog should shrink—that means you are shipping products and booking revenue! Even at $73B, Broadcom has clear visibility for the next six quarters of AI revenue.

The Math for 2026:

• Q1 2026 Guidance: $19.1B Revenue (+28% YoY)

• AI Revenue: Expected to double to $8.2B.

• Free Cash Flow: A massive $26.9B generated in FY2025.

The market is punishing Broadcom for “uncertainty” because they didn’t provide full-year guidance. That is prudent management, not weakness. While Google (P/E 31x) faces regulatory breakup risks and Nvidia faces hype fatigue, Broadcom is the “plumber” of the AI revolution. It’s unsexy, profitable, and trading at a discount to its peers.

4. The “Cash Cow”: NetLink NBN Trust (SGX: CJLU)

When markets are at all-time highs, you need a portion of your portfolio that acts like a bond but pays better.

NetLink is the monopoly utility that underpins Singapore’s internet. Whether the economy booms or busts, people pay their broadband bills.

• Yield: 5.3% (approx 380 bps spread over T-Bills).

• Risk Profile: Extremely Low.

• Moat: Regulatory Monopoly.

Why not Frasers Logistics (BUOU)?

Frasers yields 6%, but it is cyclical. If the US enters a recession in late 2026, warehouse demand drops. NetLink’s demand is constant.

Iggy’s Insight:

Don’t overthink this one. This isn’t a stock to trade. It is a parking spot for cash that you can’t afford to lose. We are buying this for the 3.8% spread over the risk-free rate. It’s boring, and that is exactly why it belongs in a retiree’s portfolio.

To understand where we are going in 2026, we have to brutally analyze how we got here. The rally to 4,600 wasn’t accidental, and it wasn’t magic. It was policy-driven liquidity meeting undervalued fundamentals.

Throughout 2024 and early 2025, the narrative was sluggish. But the catalyst we identified back in Q3—the S$5 Billion Equity Market Development Program—has finally moved from “announcement” to “deployment.” We are seeing institutional flows not just from local government-linked entities, but significant foreign inflows targeting the liquidity heavyweights.

The “Rising Tide” phenomenon has been stark. The local banks have effectively acted as a proxy for the entire Singapore economy. If you were holding the trio, your portfolio likely looks incredible right now.

This is where we need to separate emotion from valuation. It feels good to buy winners. It feels safe. But in investing, “safe” usually means “expensive.”

At $56.23, DBS is trading at the very top of its 52-week range. We are no longer buying dollar bills for 90 cents. We are buying dollar bills for $1.10 and praying a greater fool comes along to pay $1.20.

The model is flashing a clear signal: The price has disconnected from the fundamentals. Even more concerning is the Financial Health check. While Price Momentum is strong (4/5), look at the Cash Flow Health. It is a 1 out of 5. The platform explicitly warns that the company is “Quickly burning through cash.”

If you are buying at All-Time Highs while Cash Flow health is deteriorating, you are not investing. You are gambling on momentum.

The Yield Compression Problem

For the income-focused investor (which is most of us), the math has broken.

• Scenario A (Early 2025): Buying DBS at $36.30 yielded ~6.5%+.

• Scenario B (Today): Buying DBS at $56.23 yields ~4.6%.

You are taking on maximum capital risk (buying at a premium to fair value) for minimum yield (sub-5%). In the context of capital preservation, this trade structure is inverted. We want high yield with a safety margin. Currently, the market leader offers neither.

If the banks are the engine that got us to 4,600, they are likely running hot. The logical move for 2026 is to rotate profits into laggards—what we call the “Dogs of the STI.”

Primarily, the street is screaming at us to buy S-REITs. The narrative is simple: “Rates are falling, so REITs must rise.”

But I don’t trade on narratives. I trade on numbers. And when I pulled up the dashboard for the blue-chip standard, CapitaLand Ascendas REIT (CLAR), I found a warning sign that most YouTubers are ignoring.

The Great Divergence: Analysts vs. Algorithms

Typically, we expect “Dogs” to be trading at a deep discount to Fair Value. We want a safety margin. But look at what the institutional data is saying about CLAR.

Data Check: This is one of the most dangerous charts I have seen this month.

• The Optimists (Analysts): The 15 analysts covering the stock have an average target of S$3.24. They are betting on the “Rate Cut Rally.”

• The Realists (The Model): The InvestingPro Fair Value model—which looks at cash flow, multiples, and book value—pegs the true value at S$2.40.

At the current price of S$2.80, the model suggests a -14.3% Downside Risk.

Iggy’s Insight: Who do you trust? The salesman (Analysts) or the calculator (The Model)? The InvestingPro model is flagging a critical weakness: “Short term obligations exceed liquid assets.” While the dividend history is stellar (23 consecutive years), the balance sheet is tighter than the market realizes.

This changes our rotation strategy for 2026. We cannot blindly dump bank profits into just any big REIT.

The market has already bid up CLAR to $2.80, effectively pricing in the rate cuts before they have fully materialized. If you buy here, you are paying for perfection.

So, where is the actual value?

We need to look deeper than the “Big Cap” REITs. The rotation shouldn’t be into the crowded REITs, but into the truly beaten-down names where the Model Price is HIGHER than the Current Price.

To understand the future, we have to look at the past. Under the old regime, companies were placed on the Watch List if they recorded pre-tax losses for the three most recent completed financial years and had an average daily market cap of less than S$40 million.

They were given a deadline (usually 36 months) to shape up or ship out (delist).

Most failed. Companies like Dragon Group and CNA Group were delisted, leaving shareholders with pennies on the dollar or totally illiquid scrip. But a rare few managed to “graduate” and return to profitability.

The New Reality: How to Spot a “Zombie” Without the Label

Now that SGX won’t tell you who is on the Watch List, you have to calculate it yourself. The dynamics that created the list are still present.

1. The “Three Strikes” Rule Still Applies

Just because the rulebook changed doesn’t mean the math did. If a company has posted three consecutive years of losses, they are statistically likely to face a liquidity crunch or a dilutive rights issue.

You must check the Income Statement manually. Do not rely on “Adjusted EBITDA” or “Pro Forma” numbers. Look at Net Profit Attributable to Shareholders. If it’s red for 3 years, stay away unless you see a massive change in management.

2. Cash Preservation vs. Revenue Growth

When analyzing a distressed small-cap, ignore the Revenue line. Look at the Cash Flow from Operations (CFO).

• The Survivor Signal: Revenue is dropping, but Cash Flow is turning positive. This means they are cutting unprofitable contracts.

• The Zombie Signal: Revenue is flat or rising, but Cash Flow is deeply negative. This means they are “buying revenue” at a loss to keep up appearances.

Iggy’s Take: Governance is the First Indicator

When a company is in trouble, I look at the Board of Directors.

If the company is bleeding cash and the Board is still comprised of the founder’s family and friends who have been there for 10 years, the company will likely die. They are too emotionally attached to cut the cancer.

You want to see “The Butcher.” A new CEO or CFO appointed specifically to restructure. You want to see consolidation signals. If they are announcing a “Grand Expansion into AI” while they can’t pay their current bills, run.

Data Check: Valuing a Turnaround (Avi-Tech Example)

Let’s look at Avi-Tech as the prime example of a “Graduate.” They were on the brink, they fixed the business, and they survived. But what does the smart money see in a “boring” company like this today?

I don’t just guess at valuations. I check the institutional models to see if the recovery is priced in.

The Data Verdict:

Look at that Health Score. It’s an overall 2/5 (”Fair”), which scares off the growth investors. But look closer at the sub-scores: the Cash Flow Health is a 4/5.

This confirms my thesis perfectly. A survivor doesn’t need “Growth Health” (which is a weak 2 here); it needs cash. The model also flags that Avi-Tech “Holds more cash than debt” and has “maintained dividend payments for 11 consecutive years.” That is the definition of a Watch List Graduate.

The institutional models currently calculate a Fair Value of S$0.27, implying a 33.8% Upside from the current S$0.20 level. This isn’t a “to the moon” play; it’s a mispricing of safety.
