Hey everyone, Iggy here. The hype around artificial intelligence and data centres is impossible to ignore. It feels like the next big thing, and you're right to be curious. As investors, we want to position ourselves to benefit from these huge technological shifts. The most direct way for Singaporeans to do this is through data centre Real Estate Investment Trusts (REITs). It seems simple enough: buy a data centre REIT and ride the AI wave.

But here’s the problem. When you start looking, you’re flooded with options. You have the established giant Keppel DC REIT, the industrial powerhouse Mapletree Industrial Trust with its data centre arm, the high-yield but volatile Digital Core REIT, and the diversified Ascendas REIT. To make things more confusing, a brand-new player, NTT DC REIT, just entered the scene. On the surface, they all promise a piece of the future. But I’ve spent years analyzing the market, and I can tell you that beneath the glossy presentations, these REITs are worlds apart. One is a blue-chip champion, while another is a high-risk gamble that could decimate your capital.

The New Digital Gold: Why Data Centres are Booming

Before we compare the players, let's understand why this sector is so hot. Data centres are the physical backbone of the digital world. Every time you stream a movie, join a video call, or use an AI application, you are using a data centre. The demand is exploding, driven by three main forces:

  • The AI Revolution: AI models require immense computational power and data storage, making data centres indispensable. Projections show AI-related workloads could make up a significant portion of global data centre demand by 2030.

  • Cloud Computing: Businesses are moving their operations to the cloud, fueling the need for massive, centralized data facilities.

  • The Singapore Advantage: For years, Singapore had a moratorium on building new data centres due to environmental concerns. This created a severe supply shortage. Now that the moratorium has been lifted with strict new "green" rules, existing data centres have immense pricing power. This is why we're seeing some REITs achieve massive rental increases on their renewed contracts.

This combination of surging demand and tight supply makes data centres a powerful investment theme. But not all REITs are positioned to capture this growth equally.
